Fire rated sealant across Perth and Kinross: what to expect
Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. Common call-outs are for gaps flagged on a fire risk assessment and fire stopping disturbed by later work, across linear gaps, door frames and plasterboard & masonry.
We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a handful of gaps, and longer for a whole building.
- We plan the order of work and access, floor by floor or flat by flat.
- We take out any damaged or unsuitable sealant.
- Gaps are cleaned of dust and loose material.
- We apply and tool the sealant to the product’s tested detail.
- We record what was done and flag anything that needs a different system.

What’s near Perth
We work in homes and buildings around Public House, St John's Academy and Perth High School and the streets around them. Perth’s nearest station is Perth station, about 0.7 miles south-east of the centre. A little further out are Murray Royal Hospital (1.2 miles east) and Balhousie Castle (0.6 miles north-east). For a walk, there’s St Magdalene's Hill.
Where we work in Perth and Kinross
From Perth, Blairgowrie and Rattray and Crieff to its smaller places, Perth and Kinross has workplaces, hotels and schools with joints to look after, from washroom silicone to fire-rated sealant around service openings.
Scottish weather is hard on outside joints, especially in the wetter west. That shapes the choice of sealant for jobs across Perth and Kinross. Along the coast in Perth and Kinross, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most.
Perth: For site and facilities teams at buildings such as Perth High School, fire-stopping around service openings should be restored whenever new services go in. For landlords with property near Perth station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.
When something else is needed
We’ll always be straight with you, so here’s what new sealant will not do:
- Large holes that need a different fire-stopping system
- Fire risk assessments, which need a qualified assessor
- Issuing a fire rating or certificate for a building
What affects the cost of fire rated sealant
The quote reflects the job in front of us. We take into account:
- Working hours on commercial sites
- The number of rooms or windows
- How easy the joints are to reach
- The type of sealant required
What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.
What we need to know
What to tell us when you ask for a quote:
- Whether it has been sealed before
- Whether it’s a home or a business
- How we’d reach the joints
- Photos by email, if that’s easy
Want a quote for fire rated sealant? Please drop us a line at info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and send you a clear quote before any work starts.
Keeping the joints in good condition
So the new joints stay in good condition:
- Never patch a fire seal with standard sealant
- Check whether a sealant can be painted before decorating over it
- Ask every contractor to reseal any fire stopping they disturb
- Include fire stopping when you schedule refits
Avoid covering a sealed gap with anything that is not part of the tested detail. Repairs should use a matching fire-rated product. We can tell you which product we used.
When you plan work that goes through walls or ceilings, plan the fire stopping too. Catching it then saves a separate visit later.
DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Common questions in Perth and Kinross
Do you take on fire stopping in schools and offices?
Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Tell us how the building is used and we’ll plan around it.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
What should I tell you?
Only a few details: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.
Will we have a record of what was sealed?
Yes. Every gap we seal is listed with the product used, so you have it on file.
Do you guarantee your work?
Yes. Every job comes with a one-year guarantee.
Can I use normal mastic around a pipe through a fire wall?
No. A gap that needs fire stopping needs a tested fire-rated product, installed to its details.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
