Fire rated sealant for homes and businesses in Stormontfield

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. A new cable run or a replaced pipe can leave an open hole behind. Those are the gaps we close, using a tested fire-rated product. If you are dealing with gaps filled with a product that isn’t fire-rated and old fire sealant that has split or come away, we can help, on door frames, linear gaps and pipe & cable gaps alike.

Work in a place like Stormontfield is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

We stand behind the work with a 12-month guarantee, so you are covered after we’ve gone.

When something else is needed

We will not take on work that will not last, so here’s what sealant can’t put right:

  • Fire risk assessments, which need a qualified assessor
  • A wall that is not a fire-resisting element to begin with
  • Large holes that need a different fire-stopping system

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Flats & HMOs
  • Plasterboard & masonry
  • Door frames
  • Linear gaps
  • Pipe & cable gaps
  • Service penetrations

For landlords and businesses

We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured for the work.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Take pictures of fire stopping before ceilings or boxing go back
  • File the fire-stopping record where your assessor can find it
  • Include fire stopping when you schedule refits
  • Do not fill fire-stopping gaps with ordinary foam or silicone

Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Sealing it early is a simple step to take.

How the job changes by surface

Masonry and concrete

Core-drilled and broken-out holes in concrete are often irregular. We measure the gap at its widest point to make sure it suits the product.

Plasterboard walls

We check that the board around the gap is sound. Loose material is removed so the sealant has a firm edge.

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What affects the quote in Stormontfield

You will get a clear quote before work begins. It takes into account:

  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • Any mould that needs treating
  • The size of the job

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.

What to tell us for a quote

When you call or email, these details help:

  • Any access issues, like height or stairs
  • Roughly how big the job is
  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking

We don’t publish a price list, because every job is different. Instead, we give you a clear quote for your job. To get started, drop us a line at info@mrmastic.co.uk.

How the visit works

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take anything from a few hours to several days, depending on how many gaps there are. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any sign-in or site rules at work premises
