Fire rated sealant for homes and businesses in Port na Craig
Until it’s heated, intumescent sealant behaves like an ordinary sealant; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through, so we follow the tested detail for each one. We work on plasterboard & masonry, linear gaps and service penetrations, and the jobs we see most are damaged fire sealant left by other trades and unsealed gaps around fire door frames.
For holiday lets, guest houses and community buildings in or near Port na Craig, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Common problems we fix in Port na Craig
In some buildings the gap was filled with the wrong thing in the first place: ordinary expanding foam, standard silicone or decorators’ caulk in a place that needed a tested fire seal. It may look fine, but it isn’t a fire-rated seal.
The most common problems we see are:
- New service routes left unsealed after building work
- Gaps flagged on a fire risk assessment
- Unsealed gaps where pipes and cables go through a wall
- Fire stopping disturbed by later work
Rented homes near Pitlochry station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.
What to look for in a quote
- What happens if they find a problem under the old sealant
- Who turns up on the day
- Is VAT in the price?
- How the surfaces are prepared before sealing
Keeping the joints in good condition
Aftercare is simple:
- Allow for resealing whenever new services are run
- Check whether a sealant can be painted before decorating over it
- Tell trades working in the building that fire seals must be put back
- Photograph sealed gaps before they’re covered up
Any fire seal that’s cut or drilled needs resealing to its tested detail. If you need new services through a sealed wall, plan the fire stopping as part of the job.
It’s easiest to seal gaps while they’re few and easy to reach. Over time, more work adds more holes and the job gets bigger.
What affects the cost of fire rated sealant
Call for a quick quote. The main things that affect it are:
- Working hours on commercial sites
- How easy the joints are to reach
- Any mould that needs treating
- The amount of work
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
Asking for a quote
Photos by email are helpful but not essential. Please mention:
- What the problem is, such as mould, gaps, leaks or cracking
- How we’d reach the joints
- Any previous sealing or DIY work
- Photos by email, if that is easy
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you are ready, send an email to info@mrmastic.co.uk.
What happens if it’s left?
Sealant isn’t the fix for every opening. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. We’ll say so if a gap needs something other than sealant. In an older home around Port na Craig, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Combining jobs into one visit normally makes better use of the time than several visits. We’ll send you a clear quote for the lot.
What you get with us

DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Your questions about fire rated sealant in Port na Craig
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Do you work for hotels and guest houses in Port na Craig?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
Do you provide details of the products used?
Yes. When the job is done, we give you the locations and products. Tell us if your assessor needs it in a particular format.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
What’s the difference between intumescent and fire-rated sealant?
Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent types expand when heated, and they’re one of the options. We use whichever the specification and tested details call for.
Can tenants book the work?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Do you cover Port na Craig?
Yes, we do. Our applicators work in Port na Craig.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
