How we handle fire rated sealant in Logierait

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. Those are the gaps we close, using a tested fire-rated product. Common call-outs are for new service routes left unsealed after building work and gaps where walls meet ceilings or slabs, across flats & HMOs, door frames and linear gaps.

If you look after holiday lets, a guest house or a community building in or near Logierait, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Each job carries a 12-month guarantee.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

When something else is needed

Sealant isn’t the answer to every problem, and we will tell you before any work starts. Sealant won’t put right:

  • Doors that aren’t fire doors in the first place
  • Sign-off of the building, which sits with building control or your assessor
  • Construction that doesn’t provide fire resistance on its own

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

What we seal

  • Linear gaps
  • Flats & HMOs
  • Plasterboard & masonry
  • Door frames
  • Service penetrations
  • Pipe & cable gaps

How the visit works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes from a few hours to a few days, depending on the number of gaps and the access, and the area is left clean. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Unsuitable material such as ordinary foam or silicone is cut out.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used for your files.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Plan for the work area to be out of bounds to pets and children
  • Mention any parking rules near the property

What fire rated sealant looks like in Logierait

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.

For landlords with property near Pitlochry station, any gap left by new services in shared walls should be closed with a fire-rated product. If you look after a church, hall or community building such as Logierait Parish Church, service openings in its walls need the right fire-rated sealant, as in any building.

What happens if it’s left?

A quick fill with any sealant to hand is not fire stopping. Fire-rated products are tested in set gap sizes, depths and substrates, which is why we match the product and the method to each gap. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Why Logierait customers choose us

Different surfaces, different methods

Flats and HMOs

Working in occupied flats needs some planning. We agree access to each flat and the common parts before work begins.

Door frames

A door can only do its job if the gap behind its frame is sealed too. We seal that gap with a fire-rated sealant suited to the frame and wall.

Logierait: your questions answered

Can you help a landlord with a rental near Pitlochry station?

Yes. We work for landlords and agents as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Can you do several jobs on one visit?

Of course. Doing several areas at once is normally more efficient.

How much does fire rated sealant cost in Logierait?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll explain our choice.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Can I choose the sealant colour?

In most cases you can choose. We will explain which colours are available.

Can you seal over the old sealant?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Ask which product was used before you paint
  • Look in service cupboards and ceiling voids from time to time
  • Take pictures of fire stopping before ceilings or boxing go back
  • Flag any open gap you spot round a pipe or cable

Look at the sealed gaps as part of your routine walk-rounds. Look for cracks, gaps or sealant that has been cut or pulled out and get them seen to.

It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole and the job gets bigger.
