Door frame gaps, linear joints and holes around services all have their own details. Measuring the gap and checking what it’s made of comes first, then apply it to the depth its tested detail calls for. We work on flats & HMOs, pipe & cable gaps and door frames, and people most often call us about open joints along the top of partitions and old fire sealant that has split or come away.

For holiday lets, guest houses and community buildings in or near Dowally, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Ask every contractor to reseal any fire stopping they disturb
  • Never patch a fire seal with standard sealant
  • Take pictures of fire stopping before ceilings or boxing go back
  • Report cracked or damaged seals as soon as you notice them

Keep the record we give you with the building’s fire safety documents. It helps whoever checks the building next.

It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole and the job gets bigger.

How the job changes by surface

Masonry and concrete

Preparation counts on brick, block and concrete. We brush and vacuum the gap and use backing where the detail needs it.

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. We use a product tested in that kind of wall for the gap we’re sealing.

Your questions about fire rated sealant in Dowally

I let a flat near Dunkeld & Birnam station. Can you help?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

What do you need from me for a quote?

A short description and the location, plus photos if you have them. If we need more, we will ask.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

How long will you be here?

Typically it takes from a few hours to a few days, depending on the number of gaps and the access. Larger jobs naturally take longer, and we will say how long yours will take.

Do you have insurance?

Yes. We are fully insured, and we can confirm the details when we quote.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Do you come to Dowally?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Dowally.

How we quote for fire rated sealant

The quote reflects the job in front of us. We look at:

  • The amount of work
  • How many rooms, windows or areas are involved
  • Whether the work is at height
  • Working hours on commercial sites

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • Whether it has been sealed before
  • Photos by email, if that’s easy
  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved and send you a clear quote.

What we are called out for in Dowally

Buildings are refitted and reconfigured over the years. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.

Any of these means the joints need attention:

  • Fire stopping disturbed by later work
  • Linear gaps at the head of walls
  • Unsealed gaps where pipes and cables go through a wall
  • Standard silicone or caulk in a fire-stopping gap

For buildings such as St Anne's Church and Churchyard, service openings in its walls need the right fire-rated sealant, as in any building.

What your quote should include

  • What the quote includes, VAT included or not
  • The length of the guarantee
  • Who does the work, and how experienced they are
  • Whether they’re fully insured

What we do, step by step

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take anything from a few hours to several days, depending on how many gaps there are. Outside jobs in Dowally need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Clear the area around the work
  • For indoor joints, keep the area dry beforehand if you can

Advice

Why act early in Dowally

Doing it once, properly, beats doing it twice. If the details weren’t followed, the seal may need redoing once someone inspects it. In an older home around Dowally, damp from a failed joint can get into timber and plaster.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
