Remedial sealant in Dowally
A joint that keeps letting you down needs more than another bead. It helps to have pictures when you drop us a line at info@mrmastic.co.uk, and say how long ago it was last done. We work on mouldy bath & shower sealant, shrunken worktop sealant and expansion joints, and people most often call us about a second bead peeling off the first and sealant that came away because the surface wasn’t prepared.
For a place like Dowally, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
You’re covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Bathrooms and kitchens in Dowally
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Letting a property close to Dunkeld & Birnam station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What we are called out for in Dowally
Movement tears sealant that isn’t designed for it. Flexing baths, rocking trays and building movement joints split any bead that is too stiff or too thin.
Signs it’s time to call us include:
- Worktop sealant that has shrunk and split
- Smears and lumps from a botched reseal
- Decorators’ caulk around a bath or shower
- Mould trapped under a layer of silicone
Homes close to St Anne's Church and Churchyard include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

What we can’t put right
It helps to know what we cannot do:
- Sealant in an older building that needs testing for asbestos first
- A bath, tray or worktop that moves until it’s properly fixed
- A tray or bath that is cracked

Questions from Dowally
Do you work for landlords with property near Dunkeld & Birnam station?
Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
Can you do remedial sealant in Dowally?
Yes, Dowally is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
How long does remedial resealing take?
It takes a few hours for a typical bath or shower, longer where several layers have been applied. You’ll know the timing when we quote.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
When is the sealant fully cured?
Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and we will quote it together.
Are you insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
My shower still leaks after a reseal. Can you sort it?
Yes. We check it’s the sealant and not the tray, valve or waste, then strip and reseal the joints.
How we quote for remedial sealant
There’s no set price list, because no two jobs are the same. What we look at:
- The old material and how stubborn it is
- Working hours on commercial sites
- The product the joint needs
- How many areas need sealing
Doing several joints on one visit normally makes better use of the time than several visits. We will send you a clear quote for the lot.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Any access issues, like height or stairs
- Any previous sealing or DIY work
- Pictures of the joints, sent by email
- What the problem is, such as mould, gaps, leaks or cracking
It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, email us at info@mrmastic.co.uk.
Why it’s worth doing now in Dowally
Adding more sealant is the usual quick fix, and it rarely works. It cannot bond to what’s underneath, leaving the leak in place and one more layer to cut out later. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.
Why book with us
- Approved under the ARBOMaster scheme
- We are fully insured
- Tidy, careful work
- Domestic, commercial and hotel work
DIY versus a professional finish
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
How the visit works
You don’t need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for most joints, depending on how much old sealant has to come out for a typical job. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We look at how the sealant has failed and check for movement or a leak path.
- We strip the joint completely, removing any layers below.
- Next, any mould is treated and the joint dried.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- The new joint is tooled neatly and we explain anything else we found.
Preparing for the visit
- Tell us about any water getting in
- Let us know about parking restrictions
- For indoor joints, keep the area dry beforehand if you can
Getting a quote
Getting a quote is simple: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand.
Advice
What the job involves on each surface
Over-sealed & botched joints
A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. Only a clean joint will take a new bead.
Movement & expansion joints
Movement joints in floors, walls and façades need a flexible sealant set to the right depth. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed with a low-modulus product.
