Regrouting for Dowally homes and businesses

About our regrouting in Dowally

We regroute showers, bathroom walls and floors, splashbacks and wet rooms. Some jobs are a whole room, or just the area that has failed. Either way, tiled areas in Dowally are handled the same careful way. If you have floor grout that won’t come clean and discoloured grout on otherwise sound tiles, we can help.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

All of our work is guaranteed for twelve months.

Dowally questions

I let a flat near Dunkeld & Birnam station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Do you cover smaller places like Dowally?

Yes, Dowally is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

How long will you be here?

It depends on the size of the job, but as a guide it takes anything from a few hours to a full day, depending on the area. We’ll give you a better idea when we quote.

Can I add another job to the visit?

Yes. Just list everything you need.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

Can you seal over the old sealant?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Will the sealant be renewed as well as the grout?

Most of the time, yes. Grout fills tile gaps and sealant handles the moving joints, so we renew both and include it in your quote.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Different surfaces, different methods

Bathroom wall tiles

Splash areas around basins and baths stain first. We can regroute just those areas or the whole wall.

Kitchen splashbacks

Kitchen grout collects grease and food splashes. Stained grout is best replaced.

Why deal with it now?

Bleach can lighten stained grout for a while, but stains and mould that have soaked in tend to return. Replacing the grout and resealing the edges is a lasting fix. In a place like Dowally, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

Regrouting in Dowally: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Letting a property close to Dunkeld & Birnam station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.

How to look after the new joints

To keep the joints looking good and working properly:

  • Look at the sealant in the corners now and then
  • Give the walls a quick rinse after use
  • Get any tile that moves checked promptly
  • Avoid neat bleach and strong acid descalers on grout

A squeegee or cloth over the tiles after use keeps water off the grout. Ventilate the room well to help it dry out.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.

Landlord and commercial work in Dowally

We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured.

We work for letting agents and landlords as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

When to call us in Dowally

Soap scum and limescale build up on grout that is hard to shift. In time the grout under it darkens and breaks down, which is when replacing it makes sense.

People usually contact us when they notice one of these:

  • Corners filled with grout instead of silicone
  • Good tiles let down by tired grout
  • Shower grout that has worn away
  • Grout that stays dark however much it’s cleaned

If you live in an older home near St Anne's Church and Churchyard, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Questions to ask before booking

  • Who does the work, and how experienced they are
  • What insurance they hold
  • What the quote includes, VAT included or not
  • Is the old sealant removed completely?

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Tiles that are chipped or split
  • A structure that flexes behind the tiles
  • Leaks from pipes, valves or wastes (a plumber’s job)

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes anything from a few hours to a full day, depending on the area, depending on how much there is to do. For a place like Dowally, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking the tiles for any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. Dust and debris are vacuumed out of every joint.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. The corners and edges get new silicone, because grout there would crack.

Getting ready for the visit

  • Let us know about parking restrictions
  • For business premises, tell us about site rules or sign-in
  • Move anything stored near the joints
