Common questions in Dowally

Will you come out to Dowally?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Dunkeld & Birnam station?

Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Can you seal over the old sealant?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Do you have sealant for grey or black windows?

Yes. Anthracite grey, black, brown and white cover most frames, with clear as an option.

Can you do the inside joint as well?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Do I need to be at home?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

How long before the joint can be used?

Cure times vary by product. Before we leave, we’ll tell you the cure time.

How we handle window mastic in Dowally

Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and we give a 12-month guarantee on the work. We work on window sills, composite doors and patio & French doors, and the jobs we see most are leaking joints at the ends of sills and damp patches on the reveal after heavy rain.

Mastic can only go onto a dry joint, so outside work in Dowally depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Our work is backed for twelve months, in Dowally and everywhere else we cover.

How we quote for window mastic

Call for a quick quote. The main things that affect it are:

  • Working hours on commercial sites
  • Any mould that needs treating
  • Access and height
  • The number and length of the joints

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • How many joints, rooms or windows are involved
  • The problem you’ve noticed
  • How we’d reach the joints
  • Any previous sealing or DIY work

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you’re ready, send an email to info@mrmastic.co.uk.

How it works

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a morning for a couple of windows and a door, including the tidy-up. Outside jobs in Dowally need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • Tell us about any water getting in
  • Let us know about parking restrictions
  • For indoor joints, keep the area dry beforehand if you can

Advice

Dowally homes and the weather

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

For an older house near a landmark such as St Anne's Church and Churchyard, the joint between an old wall and a newer frame is normally the first place rain gets in.

When to call us in Dowally

Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar never bonded as it should, so it comes away long before its time.

These are the problems we are asked about most:

  • Leaking joints at the ends of sills
  • Black, perished sealant on frames
  • Sealant in the wrong colour for the frame
  • Rain getting in at the frame or under the sill

Rented homes near Dunkeld & Birnam station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

What to look for in a quote

  • How long to leave it before use
  • Whether the sealant suits the joint
  • Whether you can choose the colour
  • Is VAT in the price?

Our hiring checklist

Keeping the joints in good condition

So the new joints stay in good condition:

  • Walk round the house once a year and look at the joints
  • Paint up to the joint, not over it
  • Keep jet washers away from the mastic
  • Repaint timber before it’s bare

Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Why act early in Dowally

Draughts and leaks don’t always mean new windows. Where the frames are sound, new mastic usually deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we will tell you. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
