What window mastic looks like in Logierait
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Rented homes near Pitlochry station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Homes close to Logierait Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
Logierait is about 14 miles west of Blairgowrie and Rattray, in Perth and Kinross. How we handle window mastic in Logierait
Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. Typical jobs include damp patches on the reveal after heavy rain and a bead that doesn’t match the frame, across window sills, composite doors and aluminium frames.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
A one-year guarantee comes as standard.

Quotes for window mastic in Logierait
You will get a clear quote before work begins. It takes into account:
- The number of rooms or windows
- How easy the joints are to reach
- The size of the job
- Which sealant suits the joint
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Surface by surface
Patio & French doors
Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.
Composite doors
Draughts round the door leaf normally come from worn seals or adjustment, not the mastic. We will tell you if that’s what we find.
Honest limits
Before you book, it’s worth knowing the limits:
- Condensation trapped between the panes
- Faulty window hardware
- Worn gaskets, brush seals or a door that has dropped
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Logierait questions
Will you come out to Logierait?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
I let a flat near Pitlochry station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Are you fully insured?
Yes, we’re fully insured.
How long should I leave it?
Different products cure at different speeds, so please follow the time we give you when we finish.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Can you seal the gap between the frame and the plaster indoors?
Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Do not paint over the silicone
- Repaint timber before it’s bare
- Clean frames with a soft cloth and soapy water
- Air rooms to keep condensation down around windows
Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
What happens if it’s left?
Getting a straight, even bead on an outside frame takes practice, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

How it works
The work is kept neat and contained to the area we’re working on, so you can get on with your day. The job usually takes a few hours for a handful of frames, longer for a whole house, and we explain the cure time before we leave. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
