Honest limits

To be straight with you, there are a few things sealant will not fix:

  • Damp coming through the wall itself rather than the frame joint
  • Rotten timber, which needs a joiner first
  • Worn gaskets, brush seals or a door that has dropped

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

How we handle window mastic in Rattray

Whether it’s one leaking patio door or every frame on the house, you will get a clear quote before any work starts. To get one, send an email to info@mrmastic.co.uk with the number of frames and any access details. If you have old mastic that has gone black or come away and gaps where the sill meets the wall, we can help.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Common questions in Rattray

Will you come out to Rattray?

Yes. Rattray is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is window mastic in Rattray guaranteed?

All our work, in Rattray and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

How long does it take to reseal the windows on a house?

A few frames take a few hours, while a whole house takes longer. You will get a timescale with the quote.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Will resealing my frames help with draughts?

Often, yes. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

What we do, step by step

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of frames, longer for a whole house. Outside jobs in Rattray need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Clear the area around the work
  • Mention any leaks or damp you’ve noticed
  • For indoor joints, keep the area dry beforehand if you can

Why act early in Rattray

Draughts and leaks do not always mean new windows. If the frames and glass are in good order, resealing the joints is often all that is needed. If we find failed glass units or worn seals, we will tell you. Around Rattray, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint generally makes the job bigger, not smaller. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Surface by surface

uPVC windows

We clean the frame edge carefully so the plastic isn’t marked, then the new bead is laid against the frame and the wall.

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour suits the frame.

When to call us in Rattray

Timber windows bring their own problems. Old mastic gets painted over and cracks under the paint, and timber moves with moisture as well as temperature.

Signs it’s time to call us include:

  • Damp patches on the reveal after heavy rain
  • Mastic that has split away from the wall
  • Cold air getting in at the frame edge
  • Rushed sealant from a window installation

In the older streets around Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Questions to ask before you book

  • What happens if they find a problem under the old sealant
  • Are they insured?
  • How long to leave it before use
  • Whether they seal over old material or remove it

Choosing a sealant specialist

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Rattray homes and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

For site and facilities teams at buildings such as Blairgowrie High School, the mastic around its windows and doors needs looking after like any other building’s.

Rattray is about 1 mile north-east of Blairgowrie and Rattray, in Perth and Kinross. Homes, rented property, offices and hotels in Rattray can book us for window mastic. The work is guaranteed for a year. Our Perth and Kinross coverage runs to 107 places, and Rattray is one of them. There’s also a page for Dundee, about 16 miles away.

How we quote for window mastic

Jobs vary more than people expect. The main factors:

  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises
  • How many rooms, windows or areas are involved
  • The size of the job

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and give you a clear price before any work starts.

What we need to know

You don’t need to know the technical terms. It helps if you can tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job
  • Roughly how big the job is
  • Access, such as stairs, a lift or height

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before we start.
