Window mastic in New Alyth

Window mastic in New Alyth: local notes

With historic houses such as Balhary House (about 1.4 miles east) nearby, there’s older building stock in the area around New Alyth as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

In and around New Alyth, as anywhere, good window mastic starts with a clean, dry, properly prepared joint. In the older streets around St Ninian's Episcopal Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Window mastic in New Alyth, done properly

There are two joints on most windows. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. We’re often asked to deal with hard, cracked sealant around windows and rushed sealant from a window installation, on uPVC windows, composite doors and timber windows & doors.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Repaint timber before it’s bare
  • Keep solvents and bleach off the sealant
  • Avoid blasting the frames with a pressure washer
  • Keep drainage slots and sill grooves clear

Silicone cannot usually be painted, so if you’re planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

What happens if it’s left?

If you are painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

How we quote for window mastic

There’s no set price list. What we look at:

  • How many rooms, windows or areas are involved
  • The type of sealant required
  • Whether the work is at height
  • Whether old sealant or filler has to be cut out

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

What to tell us when you ask for a quote:

  • Roughly how big the job is
  • The type of property
  • A few photos by email, if you can
  • The address or postcode of the job

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, email us at info@mrmastic.co.uk.

New Alyth: your questions answered

Will you come out to New Alyth?

Yes, New Alyth is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is there a guarantee on window mastic in New Alyth?

All our work, in New Alyth and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

Do you do commercial work?

Yes. We can plan bigger jobs in stages to suit the site.

Can I paint over the new sealant?

Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

When it isn’t the sealant

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Rotten timber, which needs a joiner first
  • A failed sealed unit that has misted up
  • Draughts through the window seals rather than the frame

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What happens on the day

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for a few frames, or a day or more for a whole house, depending on how much there is to do. Outdoor work around New Alyth depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Timber windows & doors

Wood swells when it’s wet and shrinks when it dries, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.
