Bathroom resealing in PH11: how it works
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Typical jobs include lumpy, uneven sealant from a DIY attempt and leaking joints on a shower screen, on wet rooms, kitchen worktops & upstands and basins & vanity units.
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes around two hours for one bath or shower, longer for a whole bathroom.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What you’ll pay
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Getting a quote

Bathroom resealing across PH11: local notes
Our bathroom resealing work across PH11 covers homes, rentals and businesses, in Alyth and New Alyth and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including PH11.
Alyth: Homes close to Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. In and around Alyth, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
What affects the cost of bathroom resealing
Jobs vary more than people expect. What affects the quote:
- Whether the work is at height
- Any working-time requirements on site
- The type of sealant required
- The size of the job
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will go through it with you.
Asking for a quote
To help us quote quickly, let us know:
- If someone has resealed it before
- What the problem is, such as mould, gaps, leaks or cracking
- Where the property is
- A few photos by email, if you can
Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job, and we’ll come back to you with a quote.
Different surfaces, different methods
Wet rooms
Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.
Keeping the joints in good condition
Good habits help new joints last longer. Our tips:
- Dry worktop joints after washing up
- Dry the bead with a towel now and then
- Give the silicone its full cure time
- Clean with a mild bathroom cleaner and a soft cloth
Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just send an email to info@mrmastic.co.uk.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
Signs you need bathroom resealing
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.
Look out for these signs:
- Sealant that has split, shrunk or peeled away
- Lumpy, uneven sealant from a DIY attempt
- Gaps between the worktop and the wall
- Leaks into the floor or ceiling below
When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Failed grout lines across the wall
- Loose or hollow tiles, or failed tanking behind them
- Movement from a bath with loose feet or no proper support
PH11 questions
Will you leave a mess?
Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
Are you fully insured?
Yes. We’re fully insured.
Can mouldy silicone be sorted out?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Do you work in PH11?
We do. Our applicators work in PH11.
How long will the resealing take?
One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
Can landlords and businesses book you?
Yes, often. Several properties can be quoted together, and between tenancies is a good time for the work.
