Our bathroom resealing service in PH12
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on baths, shower trays & enclosures and basins & vanity units, and people most often call us about splits where the tray meets the wall and leaks into the floor or ceiling below.
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes half a day or less for one room, longer when the kitchen is included.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, normally after around 24 hours.
Pricing in PH12
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Why choose Mr Mastic
- You choose the colour before work begins
- Quality sealants from Arbo and Everbuild
- Anti-fungal silicone where joints get wet

Bathroom resealing across PH12: local notes
Across PH12, from Newtyle, Meigle and Ardler outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. That shapes the choice of sealant for jobs across PH12.
Newtyle: Whether the job is in Newtyle itself or nearby, the right material for each joint matters as much as a neat finish. Around Newtyle, as everywhere, bathroom resealing is only as good as the preparation behind it.
Surface by surface
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows, so the line does not stand out.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Wipe up water along the back of the worktop
- Run the extractor fan during and after every shower
- Never pick at the silicone with a blade
- Dry the bead with a towel now and then
Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.
How we quote for bathroom resealing
Call for a quick quote. What matters most is:
- The amount of work
- Working hours on commercial sites
- Whether old sealant or filler has to be cut out
- The type of sealant required
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.
Asking for a quote
Before you ask for a quote, have a think about:
- Roughly how big the job is
- If someone has resealed it before
- The problem you’ve noticed
- Photos by email, if that’s easy
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
What we’re called out for in PH12
Black mould is behind a lot of resealing. Steamy rooms that don’t dry out give mould all the damp it needs, and mould that has grown into the silicone normally won’t clean off.
These are the problems we’re asked about most:
- Gaps between the worktop and the wall
- Leaks into the floor or ceiling below
- Failed sealant on the screen profile
- Black spots spreading through the bead
FAQs for PH12
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
Do you work for letting agents?
Yes, regularly. Several properties can go on one quote, and between tenancies is a good time for the work.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
Is there any odour?
There can be a smell while the sealant cures. Opening a window helps.
Can you get rid of the black mould in my sealant?
Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Are you insured?
Yes, we are fully insured for domestic and commercial work.
Do you reseal kitchen worktops and sinks too?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
