Sealing brickwork movement joints, render, cladding and façade joints for Newtyle, backed by a one-year guarantee. Ask us for a quote.

- Failed sealant between panels on a façade
- Sealant that has lost its bond to the brick or render
How we handle external mastic in Newtyle
Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We take the old material out and do it properly. Common call-outs are for failed seals between different materials and movement joints with cracked, split or missing sealant, across render & cladding joints, joints between brick and frames and brickwork movement joints.
In and around a place like Newtyle, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

Why act early in Newtyle
Sealing over the top of old mastic does not hold for long. The new layer can’t bond properly to old, weathered material, so we always take the old sealant out. Around Newtyle, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
What it costs depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

What we do, step by step
A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and clear up. Most jobs take a few hours to a few days, depending on the length of joint and the access. Outdoor work around Newtyle depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- The old mastic and anything lodged in the joint is removed.
- The joint faces are cleaned and primed where the sealant needs it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- Tell us about any previous sealing or DIY attempts
- Where the joints are inside, avoid wetting them before we arrive

Different surfaces, different methods
Brickwork movement joints
Brick moves with heat and moisture, and grows a little over time. The movement joint takes that up, so its sealant has to stay flexible.
Joints between dissimilar materials
Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.
Common questions in Newtyle
Is there a guarantee on external mastic in Newtyle?
All our work, in Newtyle and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Do you cover Newtyle for external mastic?
Yes, Newtyle is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint.
Is it OK to fill a movement joint with cement?
No, not where the gap is a movement joint. Filling it with mortar defeats its purpose, and the wall may crack nearby. We will reseal it with a flexible sealant.
What is backing rod for?
We fit closed-cell backing rod wherever the joint depth needs controlling. It sets the sealant depth and prevents three-sided bonding.
Can you seal joints between render and window frames?
Yes. Different materials move at different rates, so the joint between them must be flexible. We choose one that suits both surfaces.
What information do you need?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Do you work for landlords and businesses?
Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.

Looking after it afterwards
A little care helps the new joints last. We recommend:
- Leave the joints unpainted unless we’ve said otherwise
- Wash walls gently around the sealant
- Clear growth from the base of walls and joints
- Make sure movement joints aren’t pointed over
Don’t paint over the new sealant unless we have said the product is paintable. Paint can crack on a flexible joint and spoil the finish.
Act while the splits are small. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.
When it isn’t the sealant
New sealant cannot fix everything, and we will tell you before we start. It won’t solve:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cutting new joints into brickwork, which is building work rather than sealant work
- Render that’s blown, hollow or coming away
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.
