Honest limits

We’d rather tell you now than do work that will not last, so these are the limits:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Cracked or missing grout between tiles (that’s regrouting)
  • Movement from a bath with loose feet or no proper support

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Bathroom resealing in Newtyle

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Newtyle. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We’re often asked to deal with damp behind the bath or under the tray and cracked, shrunken or lifting silicone, across shower trays & enclosures, sinks & splashbacks and basins & vanity units.

For a place like Newtyle, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

All of our work is guaranteed for twelve months, in Newtyle and everywhere else we cover.

What we’re called out for in Newtyle

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.

Any of these means the joints need attention:

  • Sealant that has split, shrunk or peeled away
  • Gaps between the worktop and the wall
  • Water escaping at the shower enclosure
  • Water getting behind the bath panel

In and around Newtyle, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

  • How hidden problems are handled

Common questions in Newtyle

Is bathroom resealing in Newtyle guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Can you do bathroom resealing in Newtyle?

Yes. We work across all of Scotland, and Newtyle is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

I’m a tenant. Can you help?

Yes. Check with your landlord; we can send the quote to them too.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Do you reseal kitchen worktops and sinks too?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.

How it works

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. It generally takes around two hours for one bath or shower, longer for a whole bathroom. Around Newtyle, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Tell us if parking is tricky
  • Try not to wet indoor joints just before the visit

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Look for lifting corners and small gaps now and then
  • Never pick at the silicone with a blade
  • Do not leave water standing on kitchen joints
  • Don’t let bottles sit on the bead

Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Surface by surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

For anyone letting property in or around Newtyle, several properties can be quoted together. Send us the addresses and the work at each.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What bathroom resealing looks like in Newtyle

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

Whether the job is in Newtyle itself or nearby, the right material for each joint matters as much as a neat finish.
