Bathroom resealing in Ardler

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on basins & vanity units, baths and wet rooms, and people most often call us about gaps between the worktop and the wall and smears of silicone across the tiles.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

When something else is needed

We will not take on work that will not last, so these are the limits:

  • Tiles that have come away from the wall
  • Movement from a bath with loose feet or no proper support
  • Water getting in through the grout rather than the sealant

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Baths
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Wet rooms

Common questions in Ardler

Is Ardler within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you do bathroom resealing in Ardler?

Yes. We work across all of Scotland, and Ardler is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Can I add another job to the visit?

Yes. More than one area can go on one quote.

Can you just seal over the old silicone?

No, never. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

What information do you need?

A short description and the location, with photos by email if possible. We’ll ask anything else we need to know.

Are you fully insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Bathroom resealing in Ardler: local notes

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you live in an older home near Ardler Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Around Ardler, as everywhere, bathroom resealing is only as good as the preparation behind it.

Why act early in Ardler

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Don’t let bottles sit on the bead
  • Give the silicone its full cure time
  • Stick to a soft cloth and a mild cleaner
  • Dry worktop joints after washing up

In a kitchen, do not let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.

What affects the cost of bathroom resealing

You will get a clear quote before any work starts. It’s based on:

  • How many rooms, windows or areas are involved
  • The product the joint needs
  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.

Helping us quote

To make quoting easier, please include:

  • Access, such as stairs, a lift or height
  • Roughly how big the job is
  • Any previous sealing or DIY work
  • Where the property is

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

How it works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear the area around the work
  • Let us know about earlier repairs to the joints

Advice

Surface by surface

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Wet rooms

A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.
