- Sealant applied over old sealant that has lifted

Remedial sealant in Ardler
Not every leak is a sealant leak. A cracked tray, a failed shower valve or a leaking waste can look just the same. When the fault is elsewhere, we say so instead of resealing for the sake of it. If you are dealing with black mould underneath the bead and a shower that leaks however often it’s resealed, we can put it right.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
For landlords and businesses
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

What happens if it’s left?
Another bead over the top won’t fix a failed joint. It cannot bond to what’s underneath, leaving the leak in place and one more layer to cut out later. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Your questions about remedial sealant in Ardler
Do you cover smaller places like Ardler?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is there a guarantee on remedial sealant in Ardler?
All our work, in Ardler and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
What does remedial sealant cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
Can you fix a reseal that hasn’t worked?
Yes. Repeat leaks normally come from over-sealing, movement or water getting in elsewhere, so we find that first.
Can you take off two layers of silicone?
Yes. Both layers come out; new silicone doesn’t bond to old silicone, which is why over-sealing fails.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
When something else is needed
A few problems are outside what sealant work can do:
- A leaking trap, valve or supply pipe
- Water damage behind tiles that needs a tiler
- Movement from fittings that are not supported
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
Surfaces we seal
- Shrunken worktop sealant
- Mouldy bath & shower sealant
- Leaking tray & enclosure joints
- Failed movement joints
- Expansion joints
- Botched or over-sealed joints
Surface by surface
Worktops & kitchens
Shrunken worktop sealant leaves a gap that lets water into the back edge. We strip it, degrease the joint and reseal colour-matched to the worktop.
Movement & expansion joints
Bonding on three sides is a common reason movement joints tear. Backing rod or bond-breaker tape prevents it, so the sealant grips the two sides only.
What affects the cost of remedial sealant
We quote each job individually. These are the things that affect it:
- How many areas need sealing
- How much there is to do
- The product the joint needs
- Access and height
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Asking for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- The type of property
- Roughly how big the job is
- Any previous sealing or DIY work
- Where the job is, and your postcode
For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.
Bathrooms and kitchens in Ardler
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
In and around Ardler, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint. In the older streets around Ardler Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What we do, step by step
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours, depending on how many layers have to come out in most cases. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we find out how and where the joint has failed.
- Every layer of old sealant is cut and cleaned out.
- Next, any mould is treated and the joint dried.
- Moving joints get backing and a flexible sealant to suit.
- We tool the joint and tell you about anything else that needs attention.
Before we arrive
- Mention any parking rules near the property
- Mention any leaks or damp you’ve noticed
- Try not to wet indoor joints just before the visit
