Remedial sealant for Meigle homes and businesses

Remedial sealant in Meigle, done properly

The wrong product in the wrong joint will not last, however tidy it looks. Out it comes, and in goes a sealant suited to the job. If you’re dealing with dark patches showing through the sealant and sealant peeling off a dusty or damp surface, we can put it right, on shrunken worktop sealant, leaking tray & enclosure joints and failed movement joints alike.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

How we quote for remedial sealant

Jobs vary more than people expect. What affects the quote:

  • Any mould that needs treating
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove
  • How much there is to do

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Helping us quote

To help us quote quickly, let us know:

  • Roughly how big the job is
  • What the problem is, such as mould, gaps, leaks or cracking
  • A few photos by email, if you can
  • The address or postcode of the job

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you’re ready, email us at info@mrmastic.co.uk.

When to call us in Meigle

A lot of failed joints have been sealed over rather than replaced. Silicone does not bond to silicone, so the top layer lifts and water and mould collect between the two.

Keep an eye out for any of the following:

  • Sealant that came away because the surface wasn’t prepared
  • Dark patches showing through the sealant
  • Torn expansion joints
  • Smears and lumps from a botched reseal

If you live in an older home near Meigle Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What to look for in a quote

  • The length of the guarantee
  • What product goes in the joint
  • What happens if they find a problem under the old sealant
  • When the joint can take water or movement

FAQs for Meigle

Is there a guarantee on remedial sealant in Meigle?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you cover smaller places like Meigle?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you fix expansion and movement joints?

Yes. We cut out the failed sealant, fit backing and reseal with a flexible product.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.

I’m a tenant. Can you help?

Of course. Ask your landlord first, and we can send them the quote if that helps.

What if the leak is not the sealant?

In that case, we tell you what we have found. You may need a plumber or bathroom fitter before any new sealant goes on.

How much does remedial sealant cost in Meigle?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

How the job changes by surface

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We work carefully to avoid adding to it, and tell you about any damage we find.

Movement & expansion joints

A sealant stuck to the back of the joint cannot stretch. Backing stops that, so the sealant grips the two sides only.

Remedial sealant around Meigle

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Why it’s worth doing now in Meigle

Stripping out botched sealant adds time to a reseal, but not by much: the work takes a few hours for a typical bath or shower, longer where several layers have been applied. Compared with chasing the same leak every few months, it’s time well spent. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

What you get with us

What we do, step by step

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for most joints, depending on how much old sealant has to come out. Around Meigle, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky

How to get a quote

Keeping the joints in good condition

So the new joints stay in good condition:

  • Check ceilings under showers for marks
  • Have loose fittings fixed before resealing
  • Never seal over old silicone
  • Keep bleach and abrasives off the bead

Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.

Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.
