Fire rated sealant in Meigle

Fire rated sealant in Meigle, done properly

Deciding which gaps need fire stopping isn’t our role; your assessor, designer or building control sets that out. What we do is apply the right product to that specification, properly and neatly. Typical jobs include ordinary sealant used where a fire-rated product was needed and open joints along the top of partitions, across door frames, flats & HMOs and pipe & cable gaps.

Work in a place like Meigle is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

All our work is covered by a one-year guarantee.

The process

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes anything from a few hours to several days, depending on how many gaps there are, including the tidy-up. Somewhere like Meigle may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Certifying a building or signing off its fire safety
  • Big openings where sealant alone isn’t the tested solution
  • Deciding what fire stopping a building needs

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Door frames
  • Plasterboard & masonry
  • Flats & HMOs
  • Service penetrations
  • Linear gaps

What fire rated sealant looks like in Meigle

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.

Around Meigle, as everywhere, fire rated sealant is only as good as the preparation behind it.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Store the list of sealed gaps with your building paperwork
  • Make resealing part of every contractor’s brief
  • Don’t paint over fire sealant until it has cured
  • Check risers, ceiling voids and cupboards during building checks

File the record of locations and products with your fire safety paperwork. It saves time at the next inspection or assessment.

A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded.

How the job changes by surface

Door frames

The gap between a door frame and the wall around it needs sealing as well as the door itself. We seal that gap with a fire-rated sealant suited to the frame and wall.

Flats and HMOs

Working in occupied flats needs some planning. We agree access to each flat and the common parts before work begins.

Meigle: your questions answered

Will you come out to Meigle?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is Meigle in your area for fire rated sealant?

Yes. Our work covers the whole of Scotland, and Meigle is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Will it make a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

What’s the difference between intumescent and fire-rated sealant?

An intumescent sealant expands when it gets hot, helping close the gap. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

Can you give us a record of the work?

Yes. You get a list of where we worked and what we used for your files.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme.

When to call us in Meigle

Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. Rushed fire stopping is common particularly when it was the last job before handover.

Most people get in touch after spotting something like this:

  • Gaps where walls meet ceilings or slabs
  • Open gaps behind door architraves
  • Gaps left after a refit or conversion
  • Cracked or shrunken fire-rated sealant

Community buildings like Meigle Parish Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

What your quote should include

  • Are they insured?
  • How much experience the applicator has
  • What preparation is included
  • Whether the sealant suits the joint

How to choose a mastic man

Why act early in Meigle

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
