Fire rated sealant in Rattray

Fire rated sealant for homes and businesses in Rattray

A fire seal relies on being installed the way it was tested: the right depth, the right backing and the right product for the substrate. That is the part we focus on, gap by gap. Common call-outs are for ordinary sealant used where a fire-rated product was needed and holes left by a change of layout, on service penetrations, pipe & cable gaps and linear gaps.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

Our work is backed for twelve months, in Rattray and everywhere else we cover.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Ask which product was used before you paint
  • Get damaged fire seals looked at promptly
  • Keep general-purpose foam and caulk away from fire-stopping gaps
  • Look in service cupboards and ceiling voids from time to time

Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes.

Landlord and commercial work in Rattray

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Workplaces and buildings in Rattray

There are hotels and other places to stay in and around Rattray. For hotels, a room-by-room programme keeps most rooms in use while the work goes on. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.

Schools such as Blairgowrie High School are buildings too, and fire-stopping around service openings should be restored whenever new services go in. If you look after a church, hall or community building such as Parish Church, gaps around pipes and cables are worth checking after any building work there.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Why deal with it now?

Paying for fire stopping that has to be redone is a false economy. Work that does not follow the tested detail may have to come out again when the building is next checked. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Doing several joints on one visit normally makes better use of the time than several visits. You’ll get one clear quote for the whole job.

How it works

The work is kept neat and contained to the area we are working on, so you can carry on as normal. The job normally takes from a few hours to a few days, depending on the number of gaps and the access, and we explain the cure time before we leave. Outdoor work around Rattray depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Linear gaps

Gaps along the top of partitions are easy to miss above a ceiling. We work along the whole run so there are no open sections left.

Service penetrations

Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. We seal it with a product tested for that service and gap size.

Questions from Rattray

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Will you come out to Rattray?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you quote for more than one area?

Yes. Just list everything you need.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator.

Is there a guarantee?

Yes: twelve months. If anything isn’t right with the work within the year, let us know and we’ll sort it.

What fire rating will the seal have?

That is not something we state or certify. Your specification sets the requirement, and we apply a product tested for it with a record of each location.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few photos.

Will we have a record of what was sealed?

Yes. We record the locations we have sealed and the products used.

Honest limits

We will not take on work that won’t last, so these are the limits:

  • Fire doors that need new seals, closers or hardware
  • Deciding what fire stopping a building needs
  • Certifying a building or signing off its fire safety

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.
