Professional new build mastic in and around Meigle, with old sealant always removed completely and a 12-month guarantee.

Need new build mastic in Meigle?

Why deal with it now?

A quick bead over the top of the old sealant can look fine at first, but it can’t bond to what’s underneath. A lasting seal starts with removing the old one completely. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

About our new build mastic in Meigle

We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. In both, preparation makes the difference since hurried prep is behind a lot of new-build failures. If you are dealing with frame joints opening as the plaster dries and skirting joints opening in the first winter, we can put it right.

Around smaller Scottish places like Meigle, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

You get a 12-month guarantee, the same in Meigle as everywhere else we work.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Record problems with dated pictures
  • Do not seal over failed sealant yourself
  • Wait for the cure time before using a resealed shower
  • Look at the sealant regularly in the first couple of years

Keep photos of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.

Early snagging is easier snagging. Left alone, a small crack can become a leak in a busy bathroom.

What we’re called out for in Meigle

New homes are full of moisture from plaster, screed and concrete, and it dries out over the first couple of years. Drying timber shrinks and pulls joints apart.

These are the problems we’re asked about most:

  • Worktop and upstand sealant coming away
  • Internal frame sealant that has split
  • Joints pulling apart as timber shrinks
  • Leaking shower tray seals in a new home

In and around Meigle, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

What to look for in a quote

  • How much experience the applicator has
  • What preparation is included
  • Which sealant they’ll use, and why
  • When the joint can take water or movement

What happens on the day

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from a few hours to several days, depending on the number of plots. Somewhere like Meigle may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any leaks or damp you’ve noticed
  • Tell us if parking is tricky

That depends on the sealant. Some smell for a while, some hardly at all.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Honest limits

In fairness, some problems need a different trade:

  • Cracked trays, tiles or worktops
  • Baths and trays that move too much for sealant to cope with
  • Plumbing faults behind the sealant

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.
