New build mastic in Stanley, done properly
Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. If you are still within the builder’s snagging or warranty period, tell them first, and if it isn’t put right, get in touch with us. If you have shower seals failing in the first year or two and skirting joints opening in the first winter, we can help.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
Whatever the size of the job, it’s backed by our one-year guarantee.

Surface by surface
Bathrooms and en suites
En suite showers are a common source of leaks into the room below. Resealing properly keeps water where it belongs.
Windows and doors
A draught at a new window can be a missed or failed joint. We check and reseal the frame edges.
What sealant work cannot fix
New sealant can’t fix everything, and we will tell you before any work starts. Sealant won’t put right:
- Baths and trays that move too much for sealant to cope with
- Cracked trays, tiles or worktops
- Leaks from pipes, valves or wastes, which need a plumber
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
What affects the quote in Stanley
We quote each job individually. These are the things that affect it:
- How many rooms, windows or areas are involved
- Whether the work is at height
- The old material and how stubborn it is
- Which sealant suits the joint
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Where the property is
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it has been sealed before
- Roughly how big the job is
Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Photograph failed sealant before it’s redone
- Do not wait for the house to settle if water is getting through
- Put sealant faults on your snagging list early
- Watch for new gaps as the house dries out
Do not stand on the bath edge or the lip of the tray while the sealant cures. Report any movement in a bath or tray.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant and protects the rest of the house.
The process
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for most snagging lists, longer for a run of plots and we leave things clean and tidy. Outside jobs in Stanley need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- Failed or untidy sealant is cut out completely.
- We clean off dust from the build and prime the surfaces where the product needs it.
- A sealant chosen for each area goes in and is tooled smooth.
- Finally, each room is checked and you’re given the cure time.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Tell us if parking is tricky
- Mention any leaks or damp you’ve noticed
How to get a quote
We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.
Related advice
Why it’s worth doing now in Stanley
It often makes sense to do all the sealant items on a snagging list together. It’s one visit, one quote and one set of cure times to plan around. In a place like Stanley, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.
What you get with us
- A choice of colours where the product allows
- Experience in homes, commercial sites and hotels

FAQs for Stanley
Will you come out to Stanley?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is Stanley in your area for new build mastic?
Yes. We work across all of Scotland, and Stanley is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
How long does the job take?
That depends on the amount of work, but as a guide it takes anything from a few hours to several days, depending on the number of plots. We’ll give you a better idea when we quote.
Should I go to my builder first?
While the snagging or warranty period runs, the builder should be your first contact. If it is not sorted, or keeps failing, get in touch with us.
Why has my new-build shower seal failed already?
A new house dries and settles for a year or two, and sealant is often applied quickly onto dusty surfaces. Both lead to early failure.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Can you reseal over the builder’s sealant?
No. The old sealant is cut out fully, then clean and prime the joint, and a new bead applied.
