Need regrouting in Stanley?

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

How we handle regrouting in Stanley

If you’ve been scrubbing grout that will not come clean, the discolouration has usually soaked into the grout. New grout is the fix that lasts and you can pick a different colour while you’re at it. We are often asked to deal with crumbling grout between the tiles and a grout colour that no longer suits the room, on shower walls, tiled floors and bathroom wall tiles.

In and around a place like Stanley, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Different surfaces, different methods

Kitchen splashbacks

Kitchen grout collects grease and food splashes. Stained grout is best replaced.

Corners and edges

The joint between tiles and a bath, tray or worktop gets silicone. Grout there would crack.

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Get any tile that moves checked promptly
  • Look at the sealant in the corners now and then
  • Give the walls a quick rinse after use
  • Do not use strong acidic cleaners on grout

Use a gentle cleaner on the grout with a soft brush. Avoid neat bleach and strong acid descalers because they wear grout away.

Cracked grout doesn’t stay cracked for long. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.

Stanley homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

In the older streets around St Columba's Episcopal Church, walls and floors in older homes can move, and sealant and grout show it first.

Do you need regrouting in Stanley?

A poor original job is a common cause. If it was mixed too wet or not pressed in firmly can wash out within a few years.

The most common problems we see are:

  • Dirty, worn grout on a tiled floor
  • Cracked or crumbling grout lines
  • Corners filled with grout instead of silicone
  • Greasy, stained grout behind the hob

In and around Stanley, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

Stanley questions

Do you cover smaller places like Stanley?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you cover Stanley for regrouting?

Yes. We work across all of Scotland, and Stanley is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

Will the old sealant be removed?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

Is the work guaranteed?

There’s a 12-month guarantee on every job.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

How long does regrouting take?

It depends on the size of the job, but most jobs take a few hours for a shower enclosure, longer for a whole room. We’ll tell you when we quote.

Can new sealant go over the old?

No. The old sealant always comes out first, so the new sealant bonds properly.

Why it’s worth doing now in Stanley

With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and the room is out of use for longer. If the tiles are sound, regrouting is the simpler fix. In an older home around Stanley, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why us?

Read what affects the cost or customer reviews.

What affects the cost of regrouting

Some jobs are bigger than they look, and some smaller. The main factors:

  • How easy the joints are to reach
  • Any mould that needs treating
  • The size of the job
  • Working hours on commercial sites

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What we need to know

Before you ask for a quote, have a think about:

  • The problem you’ve noticed
  • The type of property
  • How we’d reach the joints
  • A few pictures by email, if you can

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we’ll talk you through the work and send you a clear quote.

What happens on the day

When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work starts. The work normally takes anything from a few hours to a full day, depending on the area. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Tell us about any water getting in
  • Plan for the work area to be out of bounds to pets and children
