Edges are resealed while we’re there, so everything is renewed at once.
Bathroom wall tiles

Regrouting in Letham, done properly
Stained, crumbling or cracked grout can make a sound bathroom look tired. Regrouting replaces the grout and keeps the tiles you have, so nothing is ripped out. If you have kitchen splashback grout stained by grease and grout that stays dark however much it’s cleaned, we can put it right, on kitchen splashbacks, bathroom floors and tiled floors alike.
For a place like Letham, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Signs you need regrouting in Letham
Hard water and soap leave a film on grout and stick to it. The grout beneath can stain and weaken, and at that point, new grout is the better answer.
Most people get in touch when they notice one of these:
- Cracked grout along the bath or tray
- Shower grout that has worn away
- Greasy, stained grout behind the hob
- Grout that is cracking and breaking up
If you let a flat or house near Perth station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.
What your quote should include
- When the joint can take water or movement
- Whether the sealant suits the joint
- Is the old sealant removed completely?
- What preparation is included
What affects the quote in Letham
The quote reflects the job in front of us. We look at:
- Whether the work is at height
- Whether old sealant or filler has to be cut out
- Any working-time requirements on site
- How many rooms, windows or areas are involved
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.
Asking for a quote
Before you ask for a quote, have a think about:
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.
For landlords and businesses
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
What happens on the day
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours, or longer for a fully tiled room. Outside jobs in Letham need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Getting ready for the visit

- On commercial sites, let us know about site rules

Common questions in Letham
I let a flat near Perth station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
Is Letham in your area for regrouting?
Yes. We work across all of Scotland, and Letham is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
How long does regrouting take?
It depends on the size of the job, but most jobs take a few hours for a shower enclosure, longer for a whole room. We’ll tell you when we quote.
Do you take out the old sealant first?
Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and we will quote it together.
Is it possible to regrout only the shower area?
Yes, that’s common. The shower usually fails first, so it’s often the only area that needs doing.

Regrouting around Letham
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
For site and facilities teams at buildings such as Perth High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

When it isn’t the sealant
A few problems are outside what sealant work can do:
- Waterproofing that has failed below the tiling
- Tiles that are chipped or split
- A floor or wall that keeps moving
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Keep the fan on after showering
- Do not use strong acidic cleaners on grout
- Give the walls a quick rinse after use
- Have loose tiles looked at early
Wipe the tiles down after a shower keeps water off the grout. Ventilate the room well so the grout dries between uses.
If grout in the shower is washing out, act soon. Each shower drives water into the open joints, and that water can reach the wall or the floor below.
