Window mastic near Meigle

Your questions about window mastic in Meigle

Do you cover smaller places like Meigle?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you do window mastic in Meigle?

Yes. Our work covers the whole of Scotland, and Meigle is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.

Will resealing my frames help with draughts?

Yes, if the air is getting in around the frame. If it’s coming through the window seals, we’ll tell you.

Will there be a smell?

Possibly a little. It fades as the sealant cures.

How long will my window job take?

Allow a few hours for a few frames, or a day or more for a whole house. Access and how stubborn the old mastic is affect the time most.

Is it OK to seal over old sealant?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

Can new window sealant be painted?

Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

What does window mastic cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Window mastic in Meigle

The new joint doesn’t have to be white. White, brown, anthracite grey, black and clear sealants are all available, so the bead blends with the window rather than framing it. If you are dealing with cold air getting in at the frame edge and cracked or shrunken mastic around the frame, we can put it right, whatever the surface.

Mastic can only go onto a dry joint, so outside work in Meigle depends on the weather. Let us know about access to every frame, including any upstairs.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Walk round the house once a year and look at the joints
  • Don’t use solvent cleaners on the joint
  • Don’t paint over the silicone
  • Use gentle cleaners on frames and sealant

Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.

Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Windows and doors in Meigle

With historic houses such as Balhary House (about 1.9 miles north-west) nearby, there’s older building stock in the area around Meigle as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you live in an older home near Meigle Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Around Meigle, as everywhere, window mastic is only as good as the preparation behind it.

Meigle is about 7 miles east of Blairgowrie and Rattray, in Perth and Kinross. Across the PH12 area, we cover window mastic for homes and businesses. Meigle is one of 107 towns and villages in Perth and Kinross we cover. There’s also a page for Dundee, about 11 miles away.

All of PH12 is covered for window mastic, from the main roads to the quietest streets. If you need window mastic at a property on Strathmore Place, Ardler Road and Kirkhill Road or a nearby road, we can help. Meigle sits on or near the B954. We also cover Ardler (2 miles south-west), Newtyle (2 miles south), New Alyth (3 miles north-west), Alyth (4 miles north-west) and Airlie (4 miles north-east). We also work in nearby towns such as Blairgowrie and Rattray (7 miles west), Scone (15 miles south-west), Rattray (6 miles west), Stanley (13 miles south-west), Errol (14 miles south) and Luncarty (15 miles south-west).

Why act early in Meigle

Working on frames from a ladder with a sealant gun is not easy, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What affects the cost of window mastic

The price is agreed before any work begins. It’s based on:

  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints
  • Whether the work is at height

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

To make quoting easier, please include:

  • If someone has resealed it before
  • If it’s domestic, commercial or a hotel
  • Photos by email, if that is easy
  • Access, such as stairs, a lift or height

We do not publish a price list. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.

How it works

There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes most of a day for a typical house, less for a few frames for a typical job. Somewhere like Meigle may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First we look at every frame and agree the list.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

Before we arrive

  • Mention any tricky access
  • For indoor joints, keep the area dry beforehand if you can
  • On commercial sites, let us know about site rules
