Remedial sealant in Errol

Water on the floor does not always mean failed silicone. A cracked tray, a failed shower valve or a leaking waste can look just the same. When the fault is elsewhere, we say so instead of resealing for the sake of it. Typical jobs include a shower that leaks however often it’s resealed and wide, uneven beads that look worse than the old ones, on failed movement joints, expansion joints and shrunken worktop sealant.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Your questions about remedial sealant in Errol

What guarantee comes with remedial sealant in Errol?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you cover smaller places like Errol?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you reseal a split movement joint?

Yes. Backing sets the depth and stops the sealant sticking to the back, which lets it stretch.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

My shower still leaks after a reseal. Can you sort it?

Yes. There’s usually a reason: sealant over sealant, movement or another leak, and we deal with the cause first.

Can old silicone be taken off without scratching the tiles?

Yes. We avoid heavy scraping and use the right cleaner for each surface, so the new sealant bonds cleanly.

How long does remedial resealing take?

Longer than a simple reseal, because every layer has to come out. Most jobs take a few hours, and we confirm the time with your quote.

Where do you work from?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

When something else is needed

Before you book, it’s worth knowing the limits too:

  • A bath, tray or worktop that moves until it’s properly fixed
  • A leaking trap, valve or supply pipe
  • Failed tanking or loose tiles behind the sealant

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

Surfaces we seal

  • Expansion joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Failed movement joints

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Don’t add new sealant on top of old
  • Keep movement joints clear of mortar and paint
  • Keep the room well ventilated
  • Keep bleach and abrasives off the bead

If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.

A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.

What happens on the day

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, depending on how many layers have to come out. For a place like Errol, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. All the old sealant comes out, including any layers underneath.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. We tool the joint and tell you about anything else that needs attention.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Let us know about parking restrictions
  • Tell us about any previous sealing or DIY attempts

Advice

Common problems we fix in Errol

How a joint is built matters as much as the product. Sealant packed too deep, or stuck to the back of the joint as well as the sides, cannot stretch, and tears at the first real movement. Backing sets the depth and stops that.

Keep an eye out for these signs:

  • Leaks that keep coming back after resealing
  • Sealant that came away because the surface wasn’t prepared
  • Over-sealed joints coming away
  • Floor or wall movement joints that have failed

In the older streets around Errol Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Questions to ask before you book

  • Is VAT in the price?
  • Whether they seal over old material or remove it
  • What insurance they hold
  • Which sealant they’ll use, and why

How to choose a mastic man

Errol homes and their sealant

Errol is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

In and around Errol, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

What the job involves on each surface

Worktops & kitchens

Shrunken worktop sealant leaves a gap that lets water into the back edge. We strip it, degrease the joint and reseal in a colour to suit.

Windows & doors

Failed frame mastic is often hard, cracked and in several layers. All of it is cut out and the frame and wall cleaned before backing and resealing.

Why act early in Errol

Repeat failures have a cause. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. In a place like Errol, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.
