Sand mastic in Ardler, done properly
Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. The old mastic is raked out, the joint is prepared and new mastic is shaped by hand. We work on brick reveals, stone surrounds and sash and case windows, and people most often call us about mastic round period door frames that has failed and failed mastic on an exposed elevation.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.
We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

What we do, step by step
Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and tidy away. It usually takes a few hours for a single window, longer for several. Outdoor work around Ardler depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We look at the surrounds with you and agree the joints to renew.
- Old mastic and any loose material are raked out.
- We pack any deep voids first.
- The sand mastic is mixed and pressed into the joint by hand.
- The surface is finished to suit the stone or brick.

Landlord and commercial work in Ardler
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Surface by surface
Sash and case windows
On a sash window, the mastic joint shows on the outside, so a neat, even finish matters.
Stone surrounds
Stone openings are rarely perfectly straight, so the gap is not the same all the way round. We shape it by hand to follow the stone.

Leave it or put it right?
Not every draught comes from the sashes themselves. Open mastic joints round the box can let air in, and renewing the mastic closes them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear price for the lot.

Frames and glazing around Ardler
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
In and around Ardler, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint. Homes close to Ardler Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Putty and glazing repairs
- Sash cords, weights and draught-proofing of the sashes
- Whether work needs listed building consent
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Ask us before painting near the mastic
- Have rotten timber repaired before new mastic goes in
- Take care around the mastic when scraping paint
- Keep modern sealant off the mastic
Avoid sealing over the mastic with silicone. If anything cracks, get it looked at rather than patching it.
It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.
