About our bathroom resealing in Piperdam
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Piperdam. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. If you have black mould in the silicone that won’t clean off and leaks into the floor or ceiling below, we can put it right, on baths, sinks & splashbacks and kitchen worktops & upstands alike.
A bathroom in a place like Piperdam gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
There’s a 12-month guarantee on every job.

What affects the quote in Piperdam
Some jobs are bigger than they look, and some smaller. The main factors:
- The amount of work
- The product the joint needs
- How many areas need sealing
- Mould in or behind the old joints
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
Asking for a quote
When you call or email, it’s useful to know:
- Roughly how big the job is
- Where the job is, and your postcode
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it’s a home or a business
There’s no standard price list. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.
What sealant work can’t fix
A few problems are outside what sealant work can do:
- Tiles that have come away from the wall
- Cracks in the tray itself rather than the joint
- Movement from a bath with loose feet or no proper support
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
Surfaces we seal
- Basins & vanity units
- Shower trays & enclosures
- Wet rooms
- Sinks & splashbacks
- Kitchen worktops & upstands
- Baths
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Check the joints every few months for splits or lifting
- Dry the bead with a towel now and then
- Avoid abrasive pads on the sealant
- Open a window or run the fan so the room dries
Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
Bathrooms and kitchens in Piperdam
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

How the visit works
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a morning or an afternoon for most single baths and showers, depending on the size of the job. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Preparing for the visit
- Tell us about any water getting in
- Let us know about parking restrictions
- Keep children and pets away from the work area

Advice
For landlords and businesses

FAQs for Piperdam
I let a flat near Invergowrie station. Can you help?
Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Do you cover Piperdam for bathroom resealing?
Yes, Piperdam is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.
How long does it take to reseal a bath or shower?
It takes around two hours for one bath or shower, longer for a whole bathroom. We will confirm how long your job needs when we quote.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Where are you based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
Is there any odour?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Why act early in Piperdam
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it normally comes back. The lasting answer is to remove the bead and start again. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
Why us?
- White, clear, grey or coloured to suit, where the product allows

Signs you need bathroom resealing in Piperdam
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
Signs it’s time to call us include:
- Gaps between the worktop and the wall
- Failed sealant on the screen profile
- Black mould in the silicone that won’t clean off
- Lumpy, uneven sealant from a DIY attempt
In the older streets around Lundie Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What to look for in a quote
- Whether all the old sealant comes out first
- Is VAT in the price?
- What insurance they hold
- Who turns up on the day
