Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Wipe the sealant dry after showering
  • Stick to a soft cloth and a mild cleaner
  • Avoid abrasive pads on the sealant
  • Keep the fan on for a while after bathing

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

About our bathroom resealing in Monifieth

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on sinks & splashbacks, wet rooms and basins & vanity units, and common reasons people get in touch are a joint torn by a bath that flexes and leaks into the floor or ceiling below.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

Quotes for bathroom resealing in Monifieth

The quote reflects the job in front of us. We look at:

  • When we can work, for business premises
  • The size of the job
  • The type of sealant required
  • Whether there’s mould to deal with

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • A few pictures by email, if you can
  • What’s wrong with the joints now
  • The rough size of the job
  • Where the job is, and your postcode

We don’t publish a price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To get started, drop us a line at info@mrmastic.co.uk.

The process

The work is kept neat and contained to the area we are working on, so you can get on with your day. Expect the work to take a couple of hours for a single bath or shower, and we explain the cure time before we leave. Around Monifieth, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Getting ready for the visit

  • Move anything stored near the joints
  • Where the joints are inside, avoid wetting them before we arrive
  • Keep pets and children clear of the area while we work

Advice

FAQs for Monifieth

Is Monifieth within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you cover Monifieth for bathroom resealing?

Yes. We work across all of Scotland, and Monifieth is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

What do you need from me for a quote?

A short description and the location, plus pictures if you have them. We’ll ask anything else we need to know.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Is white the only colour available?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

What sealant work cannot fix

We won’t take on work that will not last, so here’s what sealant cannot put right:

  • Loose or hollow tiles, or failed tanking behind them
  • A tray that rocks until it’s re-bedded
  • Water getting in through the grout rather than the sealant

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

Joints and surfaces we work on

  • Kitchen worktops & upstands
  • Basins & vanity units
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Wet rooms

Common problems we fix in Monifieth

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

People generally contact us after spotting one of these:

  • A joint torn by a bath that flexes
  • Mouldy sealant that has gone black
  • A reseal done over the top of the old bead
  • A bead that has pulled away from the tiles

For landlords with property near Monifieth station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Questions to ask before you book

  • How hidden problems are handled
  • The length of the guarantee
  • When the joint can take water or movement
  • Whether VAT is included

Choosing a sealant specialist

Why act early in Monifieth

Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. It lifts, traps water and grows mould behind it. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Why us?

  • Neat joints and a tidy finish
  • Any old sealant cut out fully, not covered over
  • 12-month guarantee on every job
  • Colour picked to suit the job

Read our cost guide and customer reviews.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
