New build mastic for Monifieth homes and businesses

How we handle new build mastic in Monifieth

We work in new homes and on new-build sites across Monifieth. One shower or a whole phase of plots, the method does not change: remove, clean, prime where needed, then a neat new bead. We’re often asked to deal with sealant applied over dusty or wet surfaces and cracked sealant around new window and door frames, on windows & doors, bathrooms & en suites and skirting & floors.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

Big or small, it’s backed by our one-year guarantee.

What sealant work can’t fix

Before you book, it’s worth knowing the limits:

  • Your warranty claim itself, which is between you and the builder
  • A tray or bath that is not properly supported, until it’s fixed
  • Leaks from pipes, valves or wastes, which need a plumber

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

What affects the cost of new build mastic

There’s no set price list. What we look at:

  • The number of rooms or windows
  • The size of the job
  • Whether the work is at height
  • Which sealant suits the joint

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • Photos by email, if that’s easy
  • Roughly how big the job is
  • The type of property
  • How we’d reach the joints

For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved and give you a clear quote.

Why deal with it now?

Resealing everything on a snagging list in one visit is usually simpler than chasing joints one at a time. You get one visit and one clear quote for the lot. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and send you a clear quote before any work starts.

Why book with us

  • We’re fully insured
  • An ARBOMaster approved applicator
  • Colour agreed with you before we start
  • Experience in homes, commercial sites and hotels

Take a look at what affects the cost or what customers say.

Looking after it afterwards

Aftercare is simple, and it makes a real difference:

  • Keep water off fresh sealant until it has cured
  • Resist patching a failed seal with a tube from the DIY shop
  • Wipe joints with warm soapy water
  • Ventilate bathrooms well, especially in the first year

Leave the sealant for the cure time we give you before showering or bathing. Silicone is normally left for about a day before water reaches them.

A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Different surfaces, different methods

Plot handovers

We work through plots to your schedule, sealing each room ready for handover. Each joint is cleaned and primed where needed.

Skirting and floors

As timber and screed dry, skirting and floors shift. We use a flexible product rather than caulk.

Monifieth questions

Do you cover Monifieth for new build mastic?

Yes, Monifieth is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.

I let a flat near Monifieth station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you use white or clear sealant?

We use white, clear or a colour to suit the finishes. Tell us what you’d like when you get a quote.

Who should fix failed sealant in a new build?

While the snagging or warranty period runs, the builder should be your first contact. If it isn’t sorted, or keeps failing, get in touch with us.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Is it messy?

We keep the work tidy. Nearby surfaces are protected.

Why has my new-build shower seal failed already?

There are usually two causes: movement as the house dries and settles, and sealant laid onto dust without primer. Cutting it out and resealing properly fixes both.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used.

How it works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes anything from a few hours to several days, depending on the number of plots. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Each joint is checked for movement before work begins.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in
