How to look after the new joints

To keep the joints looking good and working properly:

  • Keep high-pressure jets off the joints
  • Keep water from gutters off the wall
  • Ask before painting over external sealant
  • Clear growth from the base of walls and joints

Do not let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years.

External mastic in Monifieth, done properly

Ground-floor and low-level joints are straightforward to reach. For joints higher up, give us some details of the building and we will confirm what’s needed to reach them safely. If you’re dealing with failed sealant between panels on a façade and brick movement joints where the sealant has split, we can help, whatever the surface.

External sealant needs dry surfaces, so outdoor work around Monifieth is planned around the weather. Let us know about access to every wall and roofline.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Questions from Monifieth

Do you work for landlords with property near Monifieth station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Will you come out to Monifieth?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator.

Do you remove the old sealant?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

What is a movement joint?

It’s a deliberate gap that lets the wall expand and contract without cracking. It’s sealed with a flexible sealant, not mortar.

Where is Mr Mastic based?

We work from Crawley. We cover Monifieth and the rest of Dundee, along with the rest of our area.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

When something else is needed

In fairness, some problems need a different trade:

  • Failed render or damaged cladding panels
  • Adding movement joints to masonry that has none
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Surfaces we seal

  • Façade panels
  • Render & cladding joints
  • Joints between brick and frames
  • Brickwork movement joints
  • Concrete & block
  • Copings & trims

Why deal with it now?

It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way, and access only has to be arranged once. In an older home around Monifieth, damp from a failed joint can get into timber and plaster.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Why book with us

How it works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours to a few days, depending on the length of joint and the access, including the tidy-up. Outdoor work around Monifieth depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Advice

For landlords and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

Surface by surface

Copings and trims

Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joint sealant has to cope with frequent movement. We choose the product to suit.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What external mastic looks like in Monifieth

Monifieth is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Dundee sits on the north bank of the Tay, and much of its older housing is sandstone tenements.

For site and facilities teams at buildings such as Grange Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Rented homes near Monifieth station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.
