External mastic across Dundee: what to expect
Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement. We work on brickwork movement joints, façade panels and joints between brick and frames, and the jobs we see most are rigid filler in a joint that should flex and failed seals between different materials.
There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours for a handful of joints, longer for a whole elevation.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
What affects the price in Dundee
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

External mastic across Dundee: local notes
In Dundee, external mastic work takes in houses, flats and commercial buildings, in Broughty Ferry, Stobswell and Monifieth and well beyond. Every outside joint is sealed dry and clean, so the forecast decides the day.
Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. Dundee is part of the area we cover across Scotland. Dundee includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.
Dundee: Rented homes near Dundee station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies. For site and facilities teams at buildings such as Scottish School of Contemporary Dance, larger buildings have long runs of movement joint that eventually need resealing.
Why it fails
Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The sealant never bonds properly.
These are the problems we are asked about most:
- Gaps where render, brick and frames meet
- Moss and dirt in joints with no sealant left
- Water getting into walls through failed joints
- Sealant that has lost its bond to the brick or render
Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.
What happens if it’s left?
Sealing over the top of old mastic does not hold for long. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first.
Questions to ask before you book
- Who does the work, and how experienced they are
- How the surfaces are prepared before sealing
- Which colour the sealant will be
- What the quote includes, VAT included or not
Honest limits
We won’t take on work that won’t last, so these are the limits:
- Movement that is more than a sealant joint can take
- Render that’s blown, hollow or coming away
- Damp that isn’t coming from the joint
How the job changes by surface
Concrete and blockwork
Concrete faces can be dusty and porous, so preparation is key. We prime where the sealant needs it.
Joints between dissimilar materials
Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two so the movement is taken up.
Your questions about external mastic in Dundee
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Is it messy?
We keep the work tidy. We protect what’s around the joints.
Do you work for hotels and businesses?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
What colours does the sealant come in?
Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Which products do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
