External & façade joints in West End, Dundee
Problem with your movement joints in West End? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- Sealant pulling away from one side of the joint
- Panel joints letting water in
- Cracked joints where brick meets render or frames
How the visit works
Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take anything from a few hours to several days, depending on the building. In a city area like West End, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
How to prepare
- Mention if the joints have been sealed before
- For business premises, tell us about site rules or sign-in
- Tell us about access, such as stairs, a lift or high-level joints
How to get a quote
Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.

How we handle external mastic in West End
For buildings in West End, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. We work on brickwork movement joints, concrete & block and render & cladding joints, and people most often call us about rigid filler in a joint that should flex and failed seals between different materials.
Scotland’s cities also have plenty of modern blocks with rendered or clad walls and sealed movement joints. In West End, those joints dry out over time and let water in behind the render or cladding.
Big or small, you get the same one-year guarantee in West End and across Dundee.

What we can’t put right
To be straight with you, there are a few things sealant won’t fix:
- Cracks in the bricks or render themselves, away from the joints
- Render that is blown, hollow or coming away
- Adding movement joints to masonry that has none
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.
Surfaces we seal
- Render & cladding joints
- Brickwork movement joints

Leave it or put it right?
Running new sealant over the old bead rarely lasts. The new layer can’t bond properly to old, weathered material, so we always take the old sealant out. Private landlords in West End must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.
What you get with us
- Quality sealants from Arbo and Everbuild
- 20+ years of sealant experience
- Any old sealant cut out fully, not covered over
- We agree the colour with you first
Can I do it myself?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Signs you need external mastic in West End
Sometimes a movement joint was filled with mortar or a rigid filler by mistake. With the joint locked solid, the movement turns into cracks elsewhere in the wall.
Common reasons people contact us are:
- Sealant that has lost its bond to the brick or render
- Hard, crazed mastic that has stopped moving
- Panel joints letting water in
- Water getting into walls through failed joints
Letting a property close to Dundee station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Common questions in West End
Do you work for landlords with property near Dundee station?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Who arranges sealant work on the shared parts of a tenement in West End?
Shared parts of a tenement, such as the roof and outside walls, are normally repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Windows often belong to the individual flat, but it’s worth checking your deeds.
What is a movement joint?
A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It should be filled with flexible sealant, never mortar.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
Are you an approved applicator?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Will the old sealant be removed?
Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
Will the new joint stand out?
There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best so it does not stand out.
Work for landlords, hotels and businesses

Letting agents and landlords in West End can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
Walls and rooflines in West End
West End is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Managing a site like Harris Academy? Then its movement joints, gutters and trims need looking after like any other building’s. For an older house near a landmark such as St Peter's Mccheyne Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
