How we handle commercial sealant in West End

With over 20 years in sealant work, we are a fully insured, ARBOMaster approved team. Tell us what paperwork your site needs, such as RAMS or insurance details, and we will confirm what we can provide. We work on rental portfolios, retail & leisure sites and student & care accommodation, and people most often call us about whole floors of tired en suites and split sealant where wet room floors meet walls.

In a Scottish city, commercial sealant work covers offices, hotels, student accommodation, care homes and factored tenement blocks. For a building in West End, the job might be washroom resealing or fire-rated sealant around service openings.

You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Your questions about commercial sealant in West End

Do you work for hotels and guest houses in West End?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

I let a flat near Dundee station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all.

Can you work outside opening hours?

Out-of-hours work and early starts can be arranged. Tell us what you need when you ask for a quote.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

What commercial sealant looks like in West End

For seaside hotels, guest houses and holiday lets around West End, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. West End has hotels and guest accommodation in and around it. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.

If you look after a church, hall or community building such as St Peter's Mccheyne Church, halls and community kitchens see heavy use, and their sealant shows it. If you let a flat or house near Dundee station, several rental properties can be resealed on one programme.

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes as long as the scope needs, from one welfare room to a full building. For a tenement in West End, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We start with a site walk to agree the rooms and the timing.
  2. Each area is protected and the old sealant cut out completely.
  3. We clean the joints, treat any mould and let them dry.
  4. New sealant suited to each area is applied and tooled.
  5. Rooms are checked and returned with a cure time so staff know when to use them.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Try not to wet indoor joints just before the visit
  • Tell us about any water getting in

What the job involves on each surface

Hotel bathrooms

In a hotel, every bathroom is used and cleaned daily, so joints are finished smooth and sealed with anti-fungal sanitary silicone.

Office washrooms & kitchens

Long vanity tops have joints that hold water and grime. It’s cut out, cleaned and resealed in one neat line.

What we cannot put right

New sealant can’t fix everything, and we’ll tell you before we start. It will not solve:

  • Faulty shower valves and leaking traps
  • Extraction that isn’t working, which needs an electrician or ventilation contractor
  • Assessing what fire stopping a building needs

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Common problems we fix in West End

Staff kitchens and food areas see constant splashing and wiping, so sealant there wears and stains. The worktop and sink edges usually fail first.

Most people get in touch when they notice something like this:

  • Leaking joints in shower rooms and changing areas
  • Failed joints in office kitchens and tea points
  • Mouldy washroom sealant that staff and guests notice
  • Tired sealant ahead of a health and safety audit

If you look after a building such as Harris Academy, busy washrooms and kitchens can be resealed in phases so they stay open.

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Leave squeegees in busy showers
  • Log resealing so you know what’s due
  • Add sealant to your planned maintenance checks
  • Do not leave a failed joint until the next refurbishment

Make it easy for staff to flag a failing joint. Catching one split early can save a leak later, and if anything looks wrong, just email us at info@mrmastic.co.uk.

Mould in shared washrooms gets noticed and talked about. The longer it’s left, the deeper it grows into the silicone, so the fix is replacement.
