Gutter sealing in West End

Gutter sealing for homes and businesses in West End

We work across West End on leaking gutter joints and roofline trims. Low-level work is straightforward, and for higher work, tell us about access and we’ll confirm what’s needed. Typical jobs include gaps along fascia and soffit joints and wet patches on the wall under a gutter joint, across gutter joints, uPVC fascias and gutter end caps.

On a four-storey tenement, gutter joints are a long way from the street, and a slow drip can stain and soak the stone for a long time before it’s spotted. In West End, access needs planning, and work on shared parts may need the other owners’ agreement.

Your job is guaranteed for a year, as with all our work.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Look for streaks or damp on the wall below gutters
  • Don’t leave a sagging gutter
  • Sort out a dripping joint early
  • Look at the gutters while it’s raining

If a gutter starts to sag, get the brackets looked at. Movement will pull the joints open again.

Rain getting in round a garage door frame can damage what’s stored inside. A reseal sorts it.

When it isn’t the sealant

We won’t take on work that won’t last, so these are the limits:

  • Fascias that need replacing
  • Brackets that have snapped or loosened
  • Downpipes that are blocked or broken

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

  • Soffit joints

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The process

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a few hours, depending on the number of joints and the access. Inside a flat in West End, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. We find where the water is coming from and check the gutter is sound.
  2. We remove the old sealant and clean the joint.
  3. The joint is dried before sealing.
  4. We seal the joint with a sealant made for gutters.
  5. We check the run and clear debris near the joints.

Quotes for gutter sealing in West End

We quote each job individually. These are the things that affect it:

  • Which sealant suits the joint
  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved
  • The size of the job

Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

What we need to know

You don’t need to know the technical terms. It helps if you can tell us:

  • How many joints, rooms or windows are involved
  • Pictures of the joints, sent by email
  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.

What the job involves on each surface

Gutter joints

When a joint drips, the gutter is often still sound. Sealing the joint often stops it.

Roofline trims

We reseal trim joints with an exterior sealant.

West End questions

Who arranges sealant work on the shared parts of a tenement in West End?

Shared parts of a tenement, such as the roof and outside walls, are normally repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Windows often belong to the individual flat, but it’s worth checking your deeds.

Is gutter sealing in a coastal place like West End any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Will sealant fix a dripping gutter joint?

Normally, if the gutter is sound. We clean and dry the joint before sealing so the seal holds.

Can I choose the sealant colour?

Normally, yes. Sealants come in white, clear, grey and other colours, and we will agree it with you first.

Do you cover West End?

Yes. We are based in Crawley and work across South East England, London and Scotland.

Do you seal gaps in fascias and soffits?

We do. We seal the joints, not replace the boards and we will let you know if a board has failed.

Is sealant enough for a gutter that has dropped?

Not on its own. A sagging gutter pulls its joints apart, so the brackets need fixing first.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Gutter sealing in West End: local notes

West End is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on gutter, fascia and roofline joints, especially on the side facing the sea. Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, often through a property factor. The title deeds set out which parts are common.

In the older streets around St Peter's Mccheyne Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. Schools such as Harris Academy are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. Letting a property close to Dundee station? Then leaking gutter joints on a rental are best caught before they stain the walls.

What happens if it’s left?

A dripping stop end can soak the wall right through the wet months. Resealing it is a quick job compared with treating damp later. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in West End, damp can travel a long way before it shows.

What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.
