About bathroom resealing in DD2

Sealant that is mouldy, cracked or peeling shouldn’t be left until there’s a leak. A photo of the joints helps when you drop us a line at info@mrmastic.co.uk, and we’ll send you a clear quote before any work starts. We’re often asked to deal with water getting behind the bath panel and cracked, shrunken or lifting silicone, on shower trays & enclosures, sinks & splashbacks and basins & vanity units.

On the day, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. The work generally takes a couple of hours for a single bath or shower.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

Where we work in DD2

In DD2, bathroom resealing takes in flats, houses, rentals and businesses, in Blackness, Logie and St Marys and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Our work covers the whole of Scotland, DD2 included. Longer journeys are planned in advance, and outdoor work around the weather. In the coastal parts of DD2, the sea-facing side of a building takes the most weather, and that is where sealant generally gives up first. The right product and careful preparation help it last.

Logie: If you look after a building such as Harris Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Dundee station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Leave it or put it right?

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal.

What your quote should include

  • Whether they’re fully insured
  • Whether you can choose the colour
  • How the surfaces are prepared before sealing
  • What the cure time is

Surface by surface

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, in white, clear or a colour to suit.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.

Signs you need bathroom resealing

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

Common reasons people contact us are:

  • Black mould in the silicone that won’t clean off
  • Leaking joints on a shower screen
  • Leaks into the floor or ceiling below
  • A bead that has pulled away from the tiles

What affects the quote in DD2

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Any mould that needs treating
  • Which sealant suits the joint
  • How much there is to do
  • How much old sealant there is and how hard it is to remove

The cost depends on the amount of work, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.

Asking for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • The type of property
  • Roughly how big the job is
  • Whether it has been sealed before
  • Access, such as stairs, a lift or height

Want a quote for bathroom resealing? Please send an email to info@mrmastic.co.uk with a few details. You will know what we plan to do, and what it will cost, before any work begins.

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Common questions in DD2

Can I choose the colour of the sealant?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses.

Is the work guaranteed?

Yes, a 12-month guarantee. Good ventilation and gentle cleaning help it last.

Can new silicone go straight over the old?

No. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. We remove the old bead completely before resealing.

I rent my home. Can I book you?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
