Bathroom & kitchen resealing in Lochee, Dundee
Bath, shower, basin, wet room, worktop and sink resealing for homes and businesses in Lochee and across Dundee. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- A joint torn by a bath that flexes
- Failed sealant on the screen profile
- Two layers of silicone, both failing
How we handle bathroom resealing in Lochee
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. Common call-outs are for gaps between the worktop and the wall and water escaping at the shower enclosure, across sinks & splashbacks, wet rooms and kitchen worktops & upstands.
From stone-built tenements to new flats and suburban houses, Lochee is in a city with every kind of home. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Different surfaces, different methods
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop, so the line doesn’t stand out.
Wet rooms
Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.
Common questions in Lochee
I’m in a tenement in Lochee. Could worn sealant affect the flat downstairs?
Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.
Do you take on hotel work around Lochee?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and we’ll quote it together.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in.
How long does it take to reseal a bath or shower?
It takes a couple of hours for a single bath or shower. You will know how long to expect before any work starts.
Can mouldy silicone be sorted out?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Can I choose the colour of the sealant?
We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.
When can I use the bath or shower again?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.
Landlord and commercial work in Lochee
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
We work for landlords and agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
Aftercare tips
A little care helps the new joints last. We recommend:
- Give the silicone its full cure time
- Move toiletries away from the joint
- Squeegee the walls and tray after use
- Check the joints every few months for splits or lifting
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
Why act early in Lochee
Dealing with sealant early is a short job: it takes a morning or an afternoon for most single baths and showers. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Lochee, damp can travel a long way before it shows.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

When something else is needed
Sealant isn’t the answer to every problem, and we’ll tell you before any work starts. It won’t solve:
- A leaking waste, trap or valve
- Failed grout lines across the wall
- Movement from a bath with loose feet or no proper support
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

Bathroom resealing around Lochee
Lochee is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For landlords with property near Dundee station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In the older streets around Lochee Baptist Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Schools such as Menzieshill High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

How the visit works
We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Lochee, it helps to know the floor, the door entry arrangements and the nearest parking.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Preparing for the visit
- Mention any tricky access
- Let us know about parking restrictions
- Mention any sign-in or site rules at work premises

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
