When to call us in Ardler

No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

People usually contact us after spotting one of these:

  • A joint torn by a bath that flexes
  • Lumpy, uneven sealant from a DIY attempt
  • Mouldy sealant that has gone black
  • Failed sealant on the screen profile

Rented homes near Invergowrie station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

About our bathroom resealing in Ardler

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. If you have leaking joints on a shower screen and black spots spreading through the bead, we can help, whatever the surface.

In Scotland’s cities, including the area around Ardler, many older flats had their bathrooms added into small rooms later on. Rooms like that are often small and slow to dry out, which is hard on sealant and grout.

Whatever the size of the job, it’s backed by our one-year guarantee.

Surface by surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

What we can’t put right

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • A tray that rocks until it’s re-bedded
  • Cracked or missing grout between tiles (that is regrouting)
  • A leaking waste, trap or valve

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Basins & vanity units
  • Kitchen worktops & upstands
  • Wet rooms
  • Baths
  • Shower trays & enclosures
  • Sinks & splashbacks

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Let new sealant cure fully before it gets wet
  • Move toiletries away from the joint
  • Stick to a soft cloth and a mild cleaner
  • Wipe the sealant dry after showering

In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

How the visit works

We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a city area like Ardler, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children

Questions from Ardler

Could a leaking bath seal in my Ardler flat reach the neighbours below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.

Do you work for landlords with property near Invergowrie station?

Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

How long will the resealing take?

A single bath or shower takes about a couple of hours, old sealant removal included. A full bathroom and kitchen can take most of a day.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

What bathroom resealing looks like in Ardler

Ardler is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Schools such as Lawside Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
