Mastic and sealant across DD3

How bathroom resealing works in DD3

Sealant that’s mouldy, cracked or peeling shouldn’t be left until there’s a leak. Just email us at info@mrmastic.co.uk with a photo of the joints, and we will give you a clear quote before any work starts. We’re often asked to deal with water escaping at the shower enclosure and gaps where the bath or tray has moved, across kitchen worktops & upstands, wet rooms and basins & vanity units.

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a morning or an afternoon for most single baths and showers, depending on the size of the job.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How we quote

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why book with us

  • Anti-fungal sanitary silicone in wet areas
  • Homes, businesses and hotels
  • Neat joints and a tidy finish
  • A sealant colour to suit the surroundings

Ask for a quote

Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job.

What’s near Stobswell

In Stobswell, that means homes and buildings near Morgan Academy, Craigie High School and Office of J & D Grimmond pub. Also close by are St Patrick's R.C. Church (under half a mile east), St Roque's Library (less than half a mile south) and Baxter Park (0.5 miles east). Stobswell’s nearest station is Dundee station, about 1 mile south. Other landmarks nearby include McManus Gallery (0.6 miles south-west) and Wellgate Centre (0.5 miles south-west). For a walk, there’s Trottick Mill Ponds and Balgay Hill.

Where we work in DD3

DD3 has homes of every age, old and new, with plenty of rented property in places like Stobswell, Blackness and Logie. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

We work across all of Scotland, from the cities to the islands, and DD3 is part of that. Longer journeys are planned in advance, and outdoor work around the weather. Parts of DD3 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are generally the first to need attention.

Stobswell: If you live in an older home near St Patrick's R.C. Church, walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Dundee station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Damage behind the tiles that needs a tiler
  • A leaking waste, trap or valve
  • Cracked or missing grout between tiles (that is regrouting)

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Why deal with it now?

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead won’t last.

What your quote should include

  • The length of the guarantee
  • Whether they’re fully insured
  • How long to leave it before use
  • Is the old sealant removed completely?

What affects the cost of bathroom resealing

We don’t publish a price list. What we look at:

  • How many rooms, windows or areas are involved
  • Whether there’s mould to deal with
  • The product the joint needs
  • How much old sealant there is and how hard it is to remove

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.

What to tell us for a quote

When you contact us, these details help:

  • The type of property
  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.

What we’re called out for in DD3

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

The most common problems we see are:

  • A joint torn by a bath that flexes
  • A messy, uneven bead from a previous reseal
  • Two layers of silicone, both failing
  • Leaks into the floor or ceiling below

DD3 questions

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Are you fully insured?

Yes. We are fully insured.

Do you guarantee your resealing?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

Do you cover DD3?

Yes. We cover DD3 and the rest of Dundee. For a quote, email us at info@mrmastic.co.uk.

Do you work for letting agents?

Yes. We work for householders, landlords, letting agents, businesses and hotels across Dundee.

Can you do several jobs on one visit?

Yes. Just list everything you need and we will quote it together.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.
