Glazing silicone in Stobswell

Glazing silicone for homes and businesses in Stobswell

Not every silicone suits glass. Our applicators use neutral-cure glazing silicone, which suits glass and most frame materials, finished with a neat, even bead. We work on glass-to-frame joints, conservatory frames and glass balustrade bases, and people most often call us about new silicone smeared over old sealant and leaks where conservatory glass meets the frame.

In a Scottish city, many flats have windows two, three or four floors up, where failing mastic is easy to miss. Access is the first thing to plan for a job in Stobswell.

Your job is guaranteed for a year, as with all our work.

Stobswell: your questions answered

I let a flat near Dundee station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Is glazing silicone in a coastal place like Stobswell any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

How long should I leave it?

That depends on the sealant used, so please follow the time we give you when we finish.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Is it enough to run a bead over the old sealant?

A top-up rarely holds. The new bead can’t grip the old one so we take it all out and start clean.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.

Is a special sealant needed for glass?

We use a neutral-cure glazing silicone suited to glass and the frame. In bathrooms, we use anti-fungal silicone.

Signs you need glazing silicone in Stobswell

Some conservatory leaks are not sealant at all: failed roof panels, slipped glazing bars and blocked gutters cause them too. We find the cause before we seal anything.

The problems people generally mention when they call include:

  • Split or lifting silicone on glass
  • Leaks where conservatory glass meets the frame
  • Drips on the inside of a conservatory window
  • Leaks from the base of a shower screen

If you let a flat or house near Dundee station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

Questions to ask before you book

  • What happens if they find a problem under the old sealant

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Glass that needs replacing
  • Frames that have decayed or split
  • Leaks from the roof covering or flashing (a roofer’s job)

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What glazing silicone looks like in Stobswell

Stobswell is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Schools such as Morgan Academy are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near St Patrick's R.C. Church, the joint between an old wall and a newer frame is generally the first place rain gets in.

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from an hour or two to most of a day, depending on the size of the job, and the area is left clean. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Stobswell, tell us the floor, how the door entry system works and where we can park nearby.

  1. We start by finding the leak and making sure sealant is the cause.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. We look over every joint and, where we can, test it with water.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any leaks or damp you’ve noticed
  • Tell us about access, such as stairs, a lift or high-level joints

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Why deal with it now?

You don’t need new glazing because the sealant has gone. Sound glass and frames usually just need resealing, and we will tell you if that is not the case. For landlords in Stobswell, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.
