Trusted regrouting in Stobswell

Regrouting in Stobswell

We take the old grout out to a consistent depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. We work on wet rooms, kitchen splashbacks and tiled floors, and the jobs we see most are discoloured grout on otherwise sound tiles and grout that’s cracking and breaking up.

Stobswell is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, which is hard on sealant and grout.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Aftercare tips

To keep the joints looking good and working properly:

  • Clean grout with a mild bathroom cleaner
  • Do not use strong acidic cleaners on grout
  • Give the walls a quick rinse after use
  • Do not ignore a tile that feels loose

Leave the area unused for as long as we advise, so it cures fully. After that, rinse the tiles after showering and let the room air.

Grout that is washing out of a shower shouldn’t be left. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.

Landlord and commercial work in Stobswell

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured for the work.

How the visit works

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to a full day, depending on the area. For a tenement in Stobswell, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

Bathrooms and kitchens in Stobswell

Stobswell is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

In the older streets around St Patrick's R.C. Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Morgan Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Dundee station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.

Stobswell: your questions answered

Could a leaking bath seal in my Stobswell flat reach the neighbours below?

Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.

Do you work for hotels and guest houses in Stobswell?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

What does regrouting cost?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints.

Can you regrout if a few tiles are loose?

Loose or hollow tiles are a sign of a problem behind them. Grout on its own won’t fix that, and we’ll tell you before any work starts.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

What affects the quote in Stobswell

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • Which sealant suits the joint

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

What to tell us for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is
  • A few photos by email, if you can
  • Any previous sealing or DIY work

For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we’ll talk you through the work.

Different surfaces, different methods

Corners and edges

Internal corners move, so they get silicone, not grout.

Shower walls

Showers put more water on grout than anywhere else. We rake it out and regrout and renew the silicone at the edges.

What we can’t put right

We will not take on work that won’t last, so these are the limits:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Movement in a stud wall or floor
  • Damaged tiles that need replacing

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Tiled floors
  • Shower walls
  • Kitchen splashbacks
  • Wet rooms
  • Bathroom floors
  • Bathroom wall tiles

Why it’s worth doing now in Stobswell

Colouring the surface of old grout is a quick cosmetic fix. They won’t fill gaps or keep water out, and stains can show through again. A proper regrout puts new grout in the joint. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Stobswell, damp can travel a long way before it shows.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.
