Regrouting for Mill of Mains homes and businesses

Regrouting for homes and businesses in Mill of Mains

Across Mill of Mains, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, finished with new silicone at the edges. If you are dealing with old grout in a dated colour and splashback grout that has darkened, we can help, whatever the surface.

From stone-built tenements to new flats and suburban houses, Mill of Mains is in a city with every kind of home. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

There’s a 12-month guarantee on every job.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Check the corner silicone every few months
  • Use a soft brush rather than a wire one
  • Keep harsh bleach and acid cleaners off the grout
  • Stick to mild products for cleaning grout

Give the new grout the time we tell you before using the shower, so it can harden properly. After that, rinse the tiles after showering and keep the room ventilated.

Cracked grout does not stay cracked for long. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.

Landlords, agents and businesses in Mill of Mains

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

We work for letting agents and landlords as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

How we quote for regrouting

The price is agreed before any work begins. It takes into account:

  • The type of sealant required
  • Whether the work is at height
  • Any mould that needs treating
  • Any working-time requirements on site

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • The rough size of the job
  • If someone has resealed it before
  • What’s wrong with the joints now
  • How we’d reach the joints

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will explain what’s involved and give you a clear price.

Different surfaces, different methods

Bathroom floors

Cracked floor grout can point to movement underneath. We check the tiles before regrouting.

Bathroom wall tiles

Walls outside the shower get less water but grout there still discolours. New grout freshens them up.

Leave it or put it right?

Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, which turns a regrout into a retile. Sorting it early keeps the job simple. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Mill of Mains: your questions answered

Do you work for landlords with property near Dundee station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Could a leaking bath seal in my Mill of Mains flat reach the neighbours below?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below, and then the repair involves your neighbours too. It’s worth sorting sealant and grout before it gets that far.

Is the work guaranteed?

Our 12-month guarantee covers every job.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

When can I use the shower again?

We give you a time before we leave. It depends on the grout and the sealant used, so follow the time we give you.

Do you work in Mill of Mains?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland.

Can new sealant go over the old?

No, because it fails. We remove every bit of old sealant first.

What regrouting looks like in Mill of Mains

Mill of Mains is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Schools such as Scottish School of Contemporary Dance are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Dundee station? Then a regrout while the flat is empty is quicker than working around a tenant. For an older house near a landmark such as Mains (St Ninian's) Church, walls and floors in older homes can move, and sealant and grout show it first.

What happens on the day

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. Expect the work to take a few hours, or longer for a fully tiled room. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Mill of Mains, tell us the floor, how the door entry system works and where we can park nearby.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. We vacuum the joints and clean out the dust.
  4. We fill the joints with new grout, then clean the tiles.
  5. The corners and edges get new silicone, because grout there would crack.

Preparing for the visit

  • Move anything stored near the joints
  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive
