Regrouting in Claverhouse

About our regrouting in Claverhouse

If you’ve been scrubbing grout that won’t come clean, the stain is often in the grout itself. New grout is the fix that lasts and you can pick a different colour while you are at it. We work on kitchen splashbacks, bathroom wall tiles and tiled floors, and the jobs we see most are grout in corners that has cracked and floor grout that won’t come clean.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

You get a 12-month guarantee, the same in Claverhouse as everywhere else we work.

Sealant gun being used along the bath-to-tile joint in a beige tiled bathroom

Different surfaces, different methods

Bathroom floors

Cracked floor grout can point to movement underneath. We look for loose tiles first.

Kitchen splashbacks

We can regroute a splashback with the kitchen left in place. The joint along the worktop is resealed with silicone.

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Common questions in Claverhouse

I let a flat near Dundee station. Can you help?

Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Is Claverhouse in your area for regrouting?

Yes. Our work covers the whole of Scotland, and Claverhouse is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can new sealant go over the old?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

What if some of my tiles are loose?

Regrouting will not fix loose tiles. We check the tiles first and tell you if any are loose or hollow so you know where you stand.

What does regrouting cost?

It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.

When to call us in Claverhouse

Grout used in corners or along the bath cracks as the bath or tray moves. Those joints should be silicone, and when they aren’t, water gets in.

Most people get in touch after spotting one of these:

  • Shower grout that has worn away
  • Dirty, worn grout on a tiled floor
  • Splashback grout that has darkened
  • Stained grout that cleaning will not shift

For an older house near a landmark such as Mains Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Before you book anyone

  • What happens if they find a problem under the old sealant
  • What product goes in the joint
  • Which colour the sealant will be
  • How the joint is cleaned and prepared

The process

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and tidy away. Most jobs take a few hours for a shower enclosure, longer for a whole room. Inside a flat in Claverhouse, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks

Related advice

Leave it or put it right?

Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, which turns a regrout into a retile. Sorting it early keeps the job simple. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Claverhouse, damp can travel a long way before it shows.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Regrouting in Claverhouse: local notes

Claverhouse is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Managing a site like Scottish School of Contemporary Dance? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Dundee station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

How to look after the new joints

Aftercare is simple:

  • Check the corner silicone every few months
  • Wipe or squeegee the shower walls
  • Keep the fan on after showering
  • Skip wire brushes and scourers

A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window so the grout dries between uses.

Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward while the tiles are still sound.

When it is not the sealant

Sealant is not the answer to every problem, and we’ll tell you before we start. Sealant will not put right:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • A structure that flexes behind the tiles
  • Loose tiles, which need refixing first

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.
