Bathroom resealing in DD4: how it works
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We’re often asked to deal with cracked, shrunken or lifting silicone and two layers of silicone, both failing, across basins & vanity units, baths and wet rooms.
When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work starts. Most jobs take half a day or less for one room, longer when the kitchen is included.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What you will pay
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Where we work in DD4
DD4 has homes of every age, old and new, with plenty of rented property in places like Broughty Ferry, Stobswell and Pitkerro. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in DD4 are chosen with that in mind. In the coastal parts of DD4, the sea-facing side of a building takes the most weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.
Dundee: Letting a property close to Dundee station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as Scottish School of Contemporary Dance, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
How the job changes by surface
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop, so the line does not stand out.
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.
What sealant work cannot fix
It helps to know what we cannot do:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Cracked or missing grout between tiles (that’s regrouting)
- Damage behind the tiles that needs a tiler
For landlords and businesses
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Don’t let bottles sit on the bead
- Never pick at the silicone with a blade
- Open a window or run the fan so the room dries
- Look for lifting corners and small gaps now and then
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
DD4 questions
Is it messy?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.
Do I need to be at home?
If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.
Can you reseal around my kitchen sink and worktop?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
Can you quote for more than one area?
Yes. More than one area can go on one quote.
Do you work for landlords and businesses?
Yes. We work in homes, commercial premises and hotels.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
