Bathroom resealing in Mill of Mains

How we handle bathroom resealing in Mill of Mains

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on kitchen worktops & upstands, baths and shower trays & enclosures, and common reasons people get in touch are a joint torn by a bath that flexes and a messy, uneven bead from a previous reseal.

From stone-built tenements to new flats and suburban houses, Mill of Mains is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

Big or small, it’s backed by our 12-month guarantee in Mill of Mains and across Dundee.

Fresh white silicone going into the corner where a shower screen meets the tiled wall

What we’re called out for in Mill of Mains

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.

Any of these means the joints need attention:

  • A reseal done over the top of the old bead
  • Cracked, shrunken or lifting silicone
  • Black mould in the silicone that will not clean off
  • Failed sealant on the screen profile

If you live in an older home near Mains (St Ninian's) Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

FAQs for Mill of Mains

Can a failed shower seal in a tenement flat in Mill of Mains leak into the flat below?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. Replacing tired sealant early is the simplest way to avoid that.

Do you work for landlords with property near Dundee station?

Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Is white the only colour available?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

How long does a bath or shower reseal take?

Allow around two hours for one bath or shower, longer for a whole bathroom. We will confirm how long your job needs when we quote.

Do you do commercial work?

Yes. We can plan bigger jobs in stages.

Can you get rid of the black mould in my sealant?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Do you come to Mill of Mains?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, Mill of Mains included.

Mill of Mains homes and their sealant

Mill of Mains is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you look after a building such as Scottish School of Contemporary Dance, we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Dundee station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What happens on the day

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a couple of hours for a single bath or shower. For a tenement in Mill of Mains, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

How to prepare

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Keep an eye on the corners, where splits start
  • Wipe the sealant dry after showering
  • Clean with a mild bathroom cleaner and a soft cloth
  • Avoid abrasive pads on the sealant

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

Surface by surface

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Leave it or put it right?

Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is generally all it takes. If we find a deeper problem, you’ll hear it from us. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Mill of Mains, damp can travel a long way before it shows.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.
