Window mastic in Mill of Mains

Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that can’t move properly, so deep gaps get backing rod first. The sealant then grips the two sides it should. We work on aluminium frames, uPVC windows and patio & French doors, and common reasons people get in touch are a bead that doesn’t match the frame and draughty joints inside around the window.

In a Scottish city, many flats have windows two, three or four floors up, so the mastic outside can go unchecked for years. For a flat in Mill of Mains, access is the first thing to plan.

Big or small, you get the same one-year guarantee.

Questions from Mill of Mains

Does living near the coast affect window mastic in Mill of Mains?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Who arranges sealant work on the shared parts of a tenement in Mill of Mains?

It generally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds don’t, and we can quote for the factor or the owners directly.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

How much does window mastic cost in Mill of Mains?

Size, access and the old material all affect the cost. Call for a quick quote.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

Can you seal the gap between the frame and the plaster indoors?

Yes. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.

Can new window sealant be painted?

Silicone generally will not take paint. Let us know beforehand, and we will use a paintable product where it suits.

What happens if it’s left?

Draughts and leaks don’t always mean new windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. Problems with the glass or gaskets are for a window company, and we will say so. For landlords in Mill of Mains, damp and leaks can be a Repairing Standard issue, so it’s worth fixing failed sealant before a tenant reports it.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts.

Different surfaces, different methods

Window sills

Where a sill meets brick or render, the ends often crack first. We reseal them so rain cannot run into the wall.

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.

What window mastic looks like in Mill of Mains

Mill of Mains is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, and many buildings use a factor to arrange it. Windows usually belong to the flat, but the title deeds have the final say.

If you let a flat or house near Dundee station, renewing tired window mastic between tenants heads off draught and damp complaints. If you live in an older home near Mains (St Ninian's) Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Do you need window mastic in Mill of Mains?

Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. If the sealant can’t stretch, it splits.

If you can see any of these, it’s time to have the joints looked at:

  • Draughts coming in around windows and doors
  • Rain getting in at the frame or under the sill
  • Leaking joints at the ends of sills
  • Black, perished sealant on frames

For site and facilities teams at buildings such as Scottish School of Contemporary Dance, larger buildings have plenty of frames, and the mastic around each one ages.

What your quote should include

  • Whether the sealant suits the joint
  • Which colour the sealant will be
  • Is the old sealant removed completely?
  • Are they insured?

How to choose a mastic man

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

How it works

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before any work begins. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. For a tenement in Mill of Mains, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

What affects the cost of window mastic

There’s no set price list. The quote depends on:

  • Working hours on commercial sites
  • How many rooms, windows or areas are involved
  • Whether there’s mould to deal with
  • The type of sealant required

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Whether it’s a home or a business
  • If someone has resealed it before
  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email

Need a quote? Please email us at info@mrmastic.co.uk with a few details. We’ll explain what we’d do and send you a clear quote before work begins.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Keep drainage slots and sill grooves clear
  • Wash the frames with mild soapy water
  • Do not aim a pressure washer at the joints
  • Look round the frames every year or so

Keep the new mastic undisturbed while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
