Window mastic in Whitfield, done properly

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and we give a 12-month guarantee on the work. If you are dealing with a bead that doesn’t match the frame and mastic that has split away from the wall, we can help.

Scotland’s cities are full of stone-built tenements and terraces, in sandstone or granite. Stone needs a sealant that suits it, so acetoxy silicones, which can attack some stone, are best avoided.

Each job carries a 12-month guarantee.

Quotes for window mastic in Whitfield

We quote each job individually. These are the things that affect it:

  • Whether there’s mould to deal with
  • Any working-time requirements on site
  • How many areas need sealing
  • Which sealant suits the joint

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • Any access issues, like height or stairs
  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job

For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we will talk you through the work.

What sealant work can’t fix

We will not take on work that won’t last, so these are the limits:

  • A frame that has rotted at the joint
  • A failed sealed unit that has misted up
  • Faulty window hardware

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Composite doors
  • uPVC windows
  • Patio & French doors
  • Timber windows & doors
  • Aluminium frames
  • Window sills

How the job changes by surface

Patio & French doors

Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that without cracking.

Timber windows & doors

Where timber has rotted at the joint, it needs repairing first. If we find rot, we’ll tell you before going ahead, as a joiner will need to deal with it.

FAQs for Whitfield

I let a flat near Broughty Ferry station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Does living near the coast affect window mastic in Whitfield?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Can you do upstairs windows?

Yes, in most cases. We plan safe access before the job.

Is the work guaranteed?

Yes. Every job comes with our 12-month guarantee, and we’re ARBOMaster approved applicators.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

How long will my window job take?

It depends on access, the old mastic and the size of the frames. We will tell you how long your job needs when we quote.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Paint up to the joint, not over it
  • Avoid blasting the frames with a pressure washer
  • Ventilate rooms so frames do not stay wet inside
  • Clean frames with a soft cloth and soapy water

On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.

Why deal with it now?

A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What window mastic looks like in Whitfield

Whitfield is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Schools such as Braeview Academy are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. For an older house near a landmark such as St Ninian's Episcopal Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Letting a property close to Broughty Ferry station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

What happens on the day

The work is kept neat and contained to the area we’re working on, so you can get on with your day. Expect the work to take anything from an hour or two to a full day, depending on how many frames there are, and we explain the cure time before we leave. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Whitfield, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First we look at every frame and agree the list.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Finally we tidy up and check each joint.

How to prepare

  • Mention if the joints have been sealed before
  • Mention any parking rules near the property
  • Mention any tricky access
