What affects the cost of glazing silicone

There’s no set price list, because jobs vary so much. What we look at:

  • When we can work, for business premises
  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • Where the job is, and your postcode
  • Photos by email, if that is easy
  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved

For glazing silicone in Whitfield, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

Glazing silicone in Whitfield

Glazing silicone is a maintenance item. Sun, rain and movement wear it down and cracked joints let water in. Renewing it keeps glazing joints doing their job. If you’re dealing with leaks where conservatory glass meets the frame and stained, discoloured glazing silicone, we can put it right, whatever the surface.

Scotland’s cities are full of stone-built tenements and terraces, in sandstone or granite. Stone needs a sealant that suits it, which generally means a neutral-cure product or a traditional sand mastic rather than an acetoxy silicone.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What the job involves on each surface

Glass-to-glass joints

Where two panes meet, the silicone joint takes all the movement. The bead needs to be tidy and fully bonded.

Conservatory frames

Conservatory frame joints are a common source of leaks. We cut out the old sealant and reseal.

Signs you need glazing silicone in Whitfield

Not every leak is a sealant problem: failed roof panels, slipped glazing bars and blocked gutters cause them too. That’s why we trace the leak first.

Any of these means the joints need attention:

  • Water getting into a conservatory at the joints
  • Water tracking down the inner face of the glass
  • A quick top-up bead that didn’t last
  • Cracked silicone between glass panels

Homes close to St Ninian's Episcopal Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Comparing quotes

  • What happens if they find a problem under the old sealant
  • Whether they seal over old material or remove it
  • How the colour is chosen

Our hiring checklist

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Look over the glazing joints once a year
  • Run a squeegee over the glass when you’re done
  • Keep harsh solvents off the silicone
  • Ventilate the conservatory to cut condensation

Squeegee a shower screen after each shower and let the room air. That slows mould growth on the bead.

If silicone on glass has cracked, water is already getting in. Resealing now is a small job, compared with repairing damaged frames or plaster.

How it works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for most jobs. In a city area like Whitfield, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. We trace the leak and confirm it’s a sealant joint.
  2. The failed silicone is cut out without marking the glass or frame.
  3. We clean the glass and frame so the new silicone bonds.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. We check the finished joints and test with water where it’s safe.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Mention any parking rules near the property
  • Tell us about any previous sealing or DIY attempts

Questions from Whitfield

How do repairs to the shared parts of a tenement in Whitfield get organised?

It normally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds don’t.

Does the coastal weather in Whitfield affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Is there any odour?

Some sealants have a smell while they cure. Opening a window helps.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Do you replace glass?

No. We renew the sealant. A glazier replaces glass and units.

What guarantee do I get?

You get our 12-month guarantee on all our work.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Glazing silicone in Whitfield: local notes

Whitfield is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. With historic houses such as Camperdown House (about 4.5 miles west) nearby, there’s older building stock in the area around Whitfield as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Rented homes near Broughty Ferry station change hands often, and leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. For site and facilities teams at buildings such as Braeview Academy, the mastic around its windows and doors needs looking after like any other building’s.
