Your questions about window mastic in Douglas

Do you work for landlords with property near Broughty Ferry station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.

How is work on the outside of a tenement in Douglas usually arranged?

Shared parts of a tenement, such as the roof and outside walls, are usually repaired with the agreement of the owners, often through a property factor. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds don’t. Windows often belong to the individual flat, but it’s worth checking your deeds.

Is the new sealant paintable?

It depends on the sealant. Some hybrid sealants can be painted; silicone can’t. Tell us if you’re decorating and we will choose accordingly.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

How long will my window job take?

The work takes a few hours for a few frames, or a day or more for a whole house. Access and the amount of old mastic make the biggest difference.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Can you seal the gap between the frame and the plaster indoors?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.

About our window mastic in Douglas

The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. We are often asked to deal with mastic that has split away from the wall and water coming in at the bottom corners of a door, on patio & French doors, uPVC windows and aluminium frames.

Scotland’s cities are full of stone-built tenements and terraces, in sandstone or granite. Stone needs a sealant that suits it, which normally means a neutral-cure product or a traditional sand mastic rather than an acetoxy silicone.

Big or small, you get the same one-year guarantee.

Do you need window mastic in Douglas?

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.

Any of these means the joints need attention:

  • Gaps where the sill meets the wall
  • Cold air getting in at the frame edge
  • Black, perished sealant on frames
  • Gaps between the frame and the inside reveal

Rented homes near Broughty Ferry station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What your quote should include

  • When the joint can take water or movement
  • Whether they’re fully insured
  • How the colour is chosen
  • Whether all the old sealant comes out first

How to choose a mastic man

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What affects the cost of window mastic

Your quote is based on your job. We look at:

  • How easy the joints are to reach
  • The old material and how stubborn it is
  • How many areas need sealing
  • The number and length of the joints

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • Whether it’s a home or a business
  • How we’d reach the joints
  • Photos by email, if that is easy
  • What’s wrong with the joints now

To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before work begins.

Windows and doors in Douglas

Douglas is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Dundee sits on the north bank of the Tay, and much of its older housing is sandstone tenements.

Managing a site like Craigie High School? Then the mastic around its windows and doors needs looking after like any other building’s.

What we do, step by step

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take most of a day for a typical house, less for a few frames. In a city area like Douglas, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

Before we arrive

  • Move anything stored near the joints
  • Keep pets and children clear of the area while we work
  • Let us know about stairs, lifts or work at height

Aftercare tips

So the new joints stay in good condition:

  • Keep paint and stain on wooden frames in good order
  • Air rooms to keep condensation down around windows
  • Walk round the house once a year and look at the joints
  • Don’t use solvent cleaners on the joint

Keep the new mastic undisturbed while it cures, for as long as we advise. Do not point a pressure washer at the joints.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

When something else is needed

A few problems are outside what sealant work can do:

  • Draughts through the window seals rather than the frame
  • Damp coming through the wall itself rather than the frame joint
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.
