Gutter sealing in Douglas, done properly

Garage door frames let rain in when the sealant around them fails. We cut out the old sealant and reseal the frame using a sealant made for outdoor use. We work on uPVC fascias, soffit joints and garage door frames, and the jobs we see most are earlier gutter repairs that have peeled off and old sealant on roofline trims that has split.

Scotland’s cities also have plenty of modern blocks with rendered or clad walls and sealed movement joints. In Douglas, those joints dry out over time and let water in behind the render or cladding.

Your job is guaranteed for a year, as with all our work.

Gutter sealing in Douglas: local notes

Douglas is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on gutter, fascia and roofline joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Managing a site like Craigie High School? Then larger buildings have long runs of movement joint that eventually need resealing.

Roofline trims

Roofline trims rely on sealant at their joints. When it splits, water can get behind.

Gutter joints

When a joint drips, the gutter is often still sound. Resealing is usually enough.

What happens on the day

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours, depending on the number of joints and the access, and the area is left clean. For a tenement in Douglas, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. We start by tracing the leak and checking the gutter itself is sound.
  2. Old sealant and dirt are removed from the joint.
  3. The area is dried so the sealant can bond.
  4. Gutter or exterior sealant is applied and finished.
  5. We check the run and clear any debris we find while we are there.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Mention any parking rules near the property
  • For business premises, tell us about site rules or sign-in

Douglas: your questions answered

How is work on the outside of a tenement in Douglas normally arranged?

The owners of the flats usually agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds do not. Your title deeds will say who owns the windows.

Can you help a landlord with a rental near Broughty Ferry station?

Yes. We work for letting agents and landlords as well as homeowners. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Are you insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Do you come to Douglas?

Yes. We’re based in Crawley and work across South East England, London and Scotland.

Quotes for gutter sealing in Douglas

For a quick quote, just ask. The main things that affect it are:

  • The number and length of the joints
  • How easy the joints are to reach
  • How many areas need sealing
  • Which sealant suits the joint

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What we need to know

You do not need to know the technical terms. It helps if you can tell us:

  • What’s wrong with the joints now
  • How many joints, rooms or windows are involved
  • A few pictures by email, if you can
  • Access, such as stairs, a lift or height

Want a quote for gutter sealing? Please email us at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Don’t leave a sagging gutter
  • Watch for drips in a downpour
  • Keep ladders off the guttering
  • Make sure downpipes are not blocked

Clear the gutters once or twice a year so water doesn’t sit on the joints. Water left in a gutter tests every joint.

Early sealing limits how much water hits the wall. We will let you know if the gutter needs more than sealant.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

When something else is needed

To be straight with you, some problems need a different trade:

  • Fascias that need replacing
  • Sagging gutters or broken brackets
  • Guttering that needs replacing

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
